Yes, it’s much higher. They have a phase 2 in the works to extend for a bigger playground. In total it’s around 5 acres and currently this is a little over half of it.

$50 or $100 then if again you’re fine with departing that much. If I had family travel from across the world to see me that would be enough and no cash gift would be requested. That amount of time, energy, and thoughtfulness would be the gift.

I’ve hired multiple homeless people and got to watch their lives turn around. When you are down in life and need help being offered a good paying job feels like a miracle. I’m sorry that you find that offering help to others comes off terrible. I wish you well.

No. I mean people that know they can obtain a job and still decide to play on the heartstrings of others and panhandle. I’ve offered jobs during 2017-2021 to these people and they declined as they appreciate being a free spirit and not locked to “The Man” while playing on the heartstrings of others.

I’ve offered jobs to all the ones on the streets of Preston and George Bush from 2017-2021 and they all declined as they made more panhandling than actual work. Dallas is doing a much better job offering assistance to the homeless; the actual homeless providing shelter and food. Downtown Dallas is getting a lot of help from different organizations though some people are stuck in their ways of freedom that they don’t want to follow society rules of a job and shelter etc etc and just want to live by begging from others using sympathy card. Stop giving money to the homeless on the corners. Give food and water if you decide to help.

I’ve seen a lot of different answers on this which are half truths. HOAs help municipalities out by having their own code enforcement team. Typically HOA’s are stricter for example cities in Texas say grass 12 inches or higher is a violation where HOAs are typically 6 inches or higher. Tall grass brings out rats, chiggers, and other unwanted pests. HOA’s depending on the governing documents have it where homeowner owns the sidewalk in front of their home. This is mainly for newer cities like Celina, Northlake, etc. This reduces the cost to the towns and they can focus your tax dollars elsewhere. Watering is also a big deal. I know I’m in the Dallas sub but new construction are building ponds and wells to help out with water distribution for landscaping upkeep. Typically parks are still on city water vs common space. At the end of the day it takes the burden of managing a city off the municipality.

I was paying $75 for 1gig with Frontier. I saw Frontier advertising new customers. I called their loyalty department and now pay $40 for 1gig through Frontier.

Tried the 311 app per this sub's recommendation. I now have the nicest recycling bin in the neighborhood

Easier to complain than take the time to submit an issue. Call 311 for several items. Water leaks Pot Holes Cement on the ground removal Street lights changing too fast - typically after a repair It’s quite helpful to be aware of Public Works.

I have spoken to multiple DPD in the last week. They all are telling me the same story with less crime due to the deportations/fear of deportation and now they can focus on sketchy cars with the fake tags and other issues.

I’ve personally talked to well over 100 “homeless” people around the GBTP and Preston / Coit area. All of them have said they want to be homeless. Can’t speak for the DT Dallas people. Panhandling makes great money. So many of them on GBTP and Preston aren’t actually homeless and live nearby then just walk over. Offered jobs to them that paid $20 at the time of 2017-2019 and they were making $75+ hourly.

Do not report coyotes and bob cats. They are great for the community. Why? I manage properties and last year we had a community report and trap coyotes and bobcats. This year there are zero bobcats and coyotes and the community is over ran with rabbits. There’s about 20 rabbits per home now and it’s getting worse. Bobcats and Coyotes eat rabbits and without them your flowerbeds and yards will be destroyed.

Commercial wise: I have seen Insurance rates in Texas increasing by 40-100%+ for commercial property. People that made hail claims from April are getting dropped. Not fun to search for insurance when no one is insuring. I got to learn that companies insure by zip code to prevent mass losses due to weather. Quite interesting.
