I am planning to make an offer on a lovely 3 bed house in Newton Leys. The area seems nice. Spoke to few people who live there and people said positive things. We are a young family with a 3 year old and a dog. Me and my partner work hybrid in London and Oxford. The commute seems manageable.
What do you think of the area/community?

Been here 11 years. Generally a lovely place to be and no major issues. You get the odd person making noise, the roads need adopting by the council, you can hear the boy racers bombing up and down the dual carriageway and when the tip is stinking... It honks!
I like it, but time to move on soon methinks. Like most new build estates, it's quite cramped.

Thanks. Are the flies a big issue? Are you able to sit in your garden in the summer? Are the flies an issue only when there is an issue with the tip? My partner is quite sensitive to smell and this may be an issue.

They are more of an annoyance. They get into the house and buzz around. Fly tape helps but it looks gross. It’s consistent from Spring until Autumn.

Check which bit you're in as some counts as MK and other bits as AVDC. Will make a difference in schools and council tax etc. Personally it's be a bit isolated for me, and nearly every journey would be car related. It does have a community centre, pub, supermarket, coffee shop etc though. And some lovely features and public art. Close to some lovely green spaces too further out of mk... In the future the secondary school might be off putting for some people. Worth checking Ofsted same as you would looking anywhere.

While this is true in your case, (MK3, I think?) for others reading this it's worth knowing that MK postcodes cover a large area, some of which are nowhere near MK at all.

Yeah the MK postcode stretches all the way to parts of Oxfordshire and Cambridgeshire. Most towns and villages in our region use either the MK, LU (Luton) or NN (Northampton) postcode since they're the largest settlements in the region.

There already is one at Leon. It's not the best. Many young people in the area try to do the 11+ and go to Bucks grammar schools.

Your best bet would be to investigate Ofsted’s methodology.
However, going back a decade, its last 4 ratings have been ‘Inadequte’, ‘Requires Improvement’, ‘Inadequate’, ‘Requires Improvement’
So whichever way you slice it, the school is an absolute fucking disaster.

Leon school isn't the only place a child can visit if you live in NL. NL is divided between Buckinghamshire Council and Milton Keynes Council. Your kid wouldn't have a chance of getting into particular schools depending on which council you're in.

I was looking in newton leys for a while and then stopped due to comments about the smell from the landfill site. I read some news articles which seemed consistent to the comments I got. Also asked people where they lived within newton leys to try and come up with a "radius" of sorts to see how far the smell was coming.
I never confirmed myself because it was winter. I imagine the smell will come during summer days!

It’s okay can get very boring as there isn’t much to do. Shops around aren’t great the asda is very small not much stuff but a 10 minute car drive can take you to the biggest asda in the uk so it makes up for it. Not much trouble around here. You may see a few bad people coming from lakes estate just walking but they don’t tend to make trouble around here. It’s a quite place great parks for kids. Nice lake to have a walk around and friendly people.

I’ve seen so many negative comments regarding Leon School can anyone make this comments to be more clear why actually is the school so bad??Also about lakes estate to what’s actually wrong there ??have you walked through the estate and people start give trouble?? Have ever had a bad experience just asking! I’ve seen bad people in NL to and Stolen Cars, and bad behaviour,also I was in the park on bank holiday with my kids and my miss and they where 2 girls and a boy possibly around 10-12 years old listening a bad music,smoking and talking like gangsters.what kind of education this kids have? How are their parents? What your kids must hear when playing in same park? This is England 🏴 Let’s be fair! Only quite place you will find in middle of nowhere off grid possibly!

The lakes estate trouble makes mostly head into Bletchley and towns not towards newton keys so less of an issue.
If you don’t have high school aged kids now it’s very good and a lot of development / change coming over time so will only improve; especially if buying it should be a fairly good investment and safe : family friendly.
It lacks a little ‘character’ of the old village feels but makes up for that in being well positioned and serviced within the uk whilst having good access to important amenities; fibre internet to almost every house and and great nature / community vibes.

Another other place to go instead of Bletchley is Leighton Buzzard at its the same amount of time to get there as it is the big Bletchley supermarkets. So there are plenty of options, they are all just about 10 min away.

I think it would be ideal if it had more staff, there seems to be one person normally running backwards and forwards between tobacco counter and self serve, I've only known the attended grocery checkout open a handful of times. It can also be quite difficult to manoeuvre at peak times because it's only small and gets quite busy. Placement of tobacco counter often means the queue there blocks most of the entrance/exit space. Hopefully it will improve as they employ more staff.

It's a good area. Fairly quiet, lots of good walking routes within the village and throughout the nearby countryside, you're at most 15 minutes from anywhere in MK that you might want to go. Not sure what the schools nearby are like.

It's a housing estate in Bletchley. That's not a bad thing, but it ain't a village.

I think the local schools is the only issue from my experience, at least secondary schools (there's a primary on the estate).
Leon being closest, and in little words it's not preferable.... Can't even think of others that could be in catchment.
Otherwise though, a brilliant place. Nature, shopping and a good community.

Personally I would, my best friend has been there for years & it seems like a lovely family oriented area but at the same time you're certainly not in walking distance of anything much, you are very close to the lakes estate & your catchment school will be Leon. We actually moved to the other side of Bletchley to make sure our catchment wasn't Leon

I was in the same position as you. I had even made an offer on a house but a quick drive around the town and the Lakes Estates changed my mind. I had never seen anything like it before and even the local restaurant owner told me to stay away from MK3 😂

I've moved here from London since early December. I don't regret it at all, especially where I was coming from. It's a quiet place to live with lovely families and dog walkers. It's a very family-oriented place. I feel safe here compared to Enfield. It's been great so far!
Asda is within walking distance, so that's nice too.
I would suggest checking what side of NL you're in. If you're in the Aylesbury Vales side, you could fall into the Buckinghamshire council side and have access to some decent schools.

Well it will be handy for when the EW Railway kicks in next year. It's nice enough but the Asda is a bit starwars café. Loads of Greta places to go and walk in woods with kids etc nearby

It's just next to lakes estate. That's a very bad area. Is school catchment shared with lakes estates? I think that's why Newton leys has so many amenities to get people there.

I have been here a few months and it's been positive so far
Feels very safe and community oriented. There's a very active and mostly friendly Facebook group. Full of families and dog walkers
As others have said check what side it is for what council it's under
Only thing I didn't see mentioned when researching is occasionally it smells due to the landfill. It's almost like a gas or countryside smell but hadn't been terrible in the few months I've been here.
The local Asda is quite small and expensive so if you don't drive I'd recommend an online shop.

Some of it is done already - from CB to Blue Lagoon, not sure when the next section is due. It was delayed due to some biodiversity issues. There is however a considerable amount of ££ in the Bletchley regeneration project. It'll happen...

We had some issues with kids from over the tracks causing issues at the local Asda. Hanging around outside and being a nuisance on their bikes.
