Hey! I’m 28, female, moving to DFW soon. I’m looking for apartment recommendations in Plano. I would prefer a gated community and my budget is under $1300. Please help! TIA.

Thank you for sharing your thoughts. I don’t necessarily believe that they’re unrealistic. I’ve been able to find apartments that start at 1100+. I don’t mind older complexes and do not need a fancy place to live. I’ve received some recommendations as well.

Unrealistic expectations. When I first moved to DFW 5 years ago at a similar age. I lived in "trendy" Addison in the 80s era apartment complex on Vitruvian Drive. Even then I was spending nearly $1300 for a 1br 790 SQFT apartment. That was before all the inflation, Plano is not going to be better.

I don’t think it’s unrealistic. A family member rents in Plano on Vitruvian drive for 1100+ in a pretty decent apartment complex. I have found apartments in Plano under 1300 and that includes apartments that cost around 1280, 1295 or less. I am not looking for anything “trendy” or fancy at all. I do not mind older complexes with only a few basic amenities.

If you want an 80s era apartment with insulation where your AC or heater runs 24-7 and your electricity bill is $200 a month. Roaches everywhere because your neighbors are slobs. Cops at the complex for domestic violence calls all the time. That is what $1,100 gets you in Addison.

The Zillow to find your preferred apartment. There aren't many gated complexes and you should be able to get a 1 bedroom with that max price limit. Best of luck finding a place to stay and welcome to DFW!

I’m sorry to tell you this but for $1300 you might be better off considering renting a room from someone that lives in Plano. That $1300 won’t go far in Plano unless you plan to have an efficiency.

I agree with you. I’ve been able to find apartments under 1300. However, I was just looking for recommendations from people who might have rented in similar complexes. Legacy North is one, cottages at Tulane. Etc. I definitely did have to do a lot of research. Thank you for your response! I’ve been receiving a lot of comments where people are telling me that it’s unrealistic. But thank you for a serious response.

1300 can get you a good 1 bedroom in Plano. I have a 2 story apt with an attached garage, washer/dryer and fireplace for about 1500/mo and it's in central/west Plano. Good deals are out there just gotta do a lot of looking!

I’m assuming the first story is just the garage. Is that part of the 800 sq ft? Seems like the upstairs would be very limited if so

Yes, the first floor is garage and laundry, and the upstairs livable area is the 800 square ft. Its more like a townhome than an apt. Now it's not a gated complex, and it's a bit older but I'm happy. "Reasonable" apts are out there in Plano but it might take some time sorting through the 100s of them out there!

That’s nice! When I was looking months back I had left my residence of 7 years due to new management and unreasonable increases. Everything I saw with an attached garage included the garage in the square footage, so the apartment themselves were way smaller

Plano isn't cheap typically plus 150$ at least compared to Richardson. I've looked at 1201 Park apartments and saw some good prices.

Pretty much gated apartments in Plano have the gate broken at some point and it just stays open for months at a time.
Also, under 1300 with an actual working gate is not gonna happen.

You will not be impressed with any apartment in Plano under $1300 if it even exists. Hope you like studio apartments.

There are some, I live in a maa property and their smallest unit that's a 1 bedroom starts about $1,200. I'm at Market Center, I know City Scape by the Whole Foods is more, but there's another older maa complex off Coit and Campbell that's decently priced. It's technically Dallas but you're literally a block away from Plano to the North and Richardson to the South. So there's definitely apartments adjacent to Plano that are affordable, just gotta look around. It's going to be hard not actually being here to scout it out.

I think the maa property Highlands North that's a little older is at $1100? Granted there's no gate but you're literally in the middle of a neighborhood, pretty decent area for the cost. You're also in Dallas technically. It wasn't bad when I lived there, a lot of UTD kids. I think it's worth it for the price if you're not wanting the best amenities, just a safe area at a normally affordable cost. These another property off Hillcrest I think, except it's gated but very similar buildings and cost.
