We have a house in Arlington A little more than 2500 sqft. 4 bedroom 2.5 bathroom. 2 car garage in a quiet neighborhood. And we pay 2375 I don't get why houses in our area are being put in the market for more than what we pay. Houses are going for 2600 for a smaller house. I have seen a similar house down the street wanting to rent for 3200$. But I'm not complaining. I'm happy we are paying this much. We started at 2100$ per month 2 years ago.

Just a total nose dive on accountability and presence on the property. They closed the on site office, so everything was done through the portal, which really slowed down response times to maintenance requests. Some requests that we put in were never answered, and some were only addressed after I brought in a city inspector. Routine maintenance was never done on a schedule. For example, I had to take note of when they last changed the air filters so I could put in an additional maintenance request to switch them out. After the freeze from two years ago, they removed all the washing machines from the washrooms, and they weren't returned for 4 months. Our units don't have washer/dryer hookups. Our Parcel Pending lockers we're all broken with a pry bar, which they wouldn't fix because they said that repair was the responsibility of the vendor. The vendor said it was the responsibility of UDR since the lockers were on their property. So for three months, while everyone was passing the buck, we all had our packages stolen from the locker room. I, personally, had 6 items stolen. We had a sewer overflow, which, again, UDR said was the city's fault, and the city said it was UDR's fault, since the blockage was on their property. So for 6 months we had feces, toilet paper, and condoms resting on the lawn until the rains eventually deteriorated all the filth.

I got connected through my current one through a friend who was a previous tenant. The best way to find them is to just drive around in neighborhoods that have small privately owned apartments, and look for "for rent" signs. Most of the time people don't have the budget to advertise.

Apartment locator here ☺️ if at all possible, when signing a lease, go with a lease duration that doesn’t end on a summer month. If it falls under June - Sept, the renewal rate will always be shocking 🫨 Rent rates are best during fall/winter. Worst during spring/summer. Hope this helps! ☺️

Man I feel you on the foundation related plumbing issues. My house had foundation repairs done in the 90s and, per our plumber, probably just never repaired the plumbing that broke when they lifted the house. Nothing was covered by anyone and it was a traumatic amount of dollars. I don't regret buying a house, but I sure do regret buying this one.

See if it’s not to late to claim homestead/primary residence exemption. Will limit tax increase to no more than 10% a year I think? Also there is usually a reduction of education tax attached to it as well. Even if it is too late for this year, get it set up going forward.

Check if there was previous foundation work on the house. A lot of those companies have a lifetime warranty on the work. As an FYI on roof replacement, a lot of companies used to waive all or part of the deductible until the law on that got strengthened. What they'll do to get your business is throw in some extra work for "free." Like gutters, painting, etc.

If a landlord has their rent already at market rate, and they discover severe foundation issues that's going to cost them 100k (or whatever) just to fix, they can't just jack up the rate even further to cover those costs. They're *already* at market rate for rent due to median income levels in their area. If they could have raised the rent to cover maintenance, they would have already raised it before said maintenance ever became an issue.

If this was an issue we'd see bankruptcies and foreclosure sales going on all the time by landlords who can't afford to maintain the homes they're renting. The reality is that many if not most landlords have mortgages from a few years ago when you could buy a nice home for under a thousand bucks a month. Rents have historically gone up far faster than mortgages, so landlords can charge a market rent that's far higher than what they're paying the bank. Not only that, but all these repairs are deductible as business expenses, and they can depreciate things like roofs and such that drive down their end costs even more. I mean, I could rent out my house for more than 400% more than what my mortgage was, and I paid that off a long time ago.

But it’s disingenuous to both assume the landlord is able to do that on whatever they can collect at market rent, *and* suggest it’s somehow coming out of this one renter. A landlord who has done the purchase correctly may be able to cover those costs over time (decades) but that’s over many tenants. And today rent is less than most mortgages so kind of hard to conclude a landlord is paying all expenses when they might have bought last month. For example one of my rentals is a 3/2 ~1300 sf worth $350K and I’m renting it for $1900; if you got a mortgage on that today with 10% down and perfect credit your mortgage plus taxes and insurance would be $2900 a month.

Keep in mind that a lot of homes purchased recently for rental purposes are bought with cash as a way to park institutional investment dollars. If you bought a house worth $500,000 for cash and started renting it out for $2,500 you're already making money off your investment, and unless there's a major and long-term property value crash (which there won't be unless something like nuclear war happens) you can sell it if you need to for what you've got in it or even more. Or, you can just hang on to it since you got a pretty guaranteed revenue stream and eventually property values will go back up, as they always have in history.

You also are building zero equity. Every dollar my home goes up in value is another dollar in my net worth. A significant amount of my mortgage goes straight to equity every month as well, so in affect, it’s like a savings account. True cost to me is only my taxes, insurance, and interest. Everything else is equity.

You either have a huge mortgage payment or you're way past a decade into it. Here's an [amortization breakdown](https://imgur.com/a/oByMrIf) for a $400,000 house, with 10% down. Note that in the first year you're only getting an average of $333 a month towards equity (out of $3,344 payment). By month 109 (9th year) you're still only up to $591 a month of equity.

You can achieve similar increases in wealth if you rent by being disciplined and making sure to put away an appropriate amount of money in savings and investments. Plus, renting is inherently less volatile than homeownership- If a storm passes through and damages your home, you pay for it, either directly or through insurance. Renting usually spreads those costs out amongst multiple people, especially in multifamily. And the incidental costs of homeownership over time can add up to more than that - appliances, foundation, roof, lawn care for SFH And that's not including the opportunity costs of homeownership. If I want to move cross country for any reason (love, work, family, adventure), then homeownership can restrict those opportunities. Homeownership is right for some people, but even fkr long term residents of an area, it's not necessarily the better choice. It can be fkr some people, but others would be better served renting long-term

There are very few, if any, leveraged investments you can make. I put $35,000 into my house, and have seen over $100,000 of appreciation in value since Jan 2022. If I were to sell today I would easily 3x my equity investment in the house, and I have a close to fixed shelter cost forever. Max my taxes can increase in a year is 10%, and insurance is the only other variable.

Until the lease is up and it’s time to renew the lease. Then they raise the price of your apartment even more. In 3 years, my 540 sqft studio went from $845 a month to $1200 a month. Since everyone is passive-aggressively beating around the bush, and not telling you what you're ignorant on. Normally, people put in this position cannot afford their house, period. They have put everything into this house, and are proud if it, thinking they finally made it on their small income. Now, with the gentrification of the neighborhood, their value of their house has increased. Yay! Right? No, their income might not have increased, they might have more financial responsibilies now than when they first purchased the house. Now, the taxes have increased, and they cannot pay, maybe they get behind, maybe THEIR HOUSE they thought they could have forever, is now "worth" too much for them to afford. They have to try to sell in order to just stay afloat, or face foreclosure due to the price of the mortgage plus increased price of the taxes. Their "equity" gets pieced out to whoever they still owe money to for their house, if they're lucky, they will still hold a small portion of thier "equity". But now what can they do with that? They could only afford thier small payments on the 50k house. Before the gentrification. Now, every house is priced at a minimum of 180k. Even if they got every penny of the original equity back, they still can't really afford a house. Now they are stuck renting until, or if, they can increase thier income. This magic, "sell you have equity in your house!" Doesn't include the actual events of a struggling person or family. And you're excluding the fact that they can't afford the tax increase, how can they afford another house with the increased price of every house?

Let’s say Joe buys a house for 50k. 10 years later gentrification happens and they start tearing down the shit hole houses in his neighborhood. His mortgage was 600$ 10 years later his property value increases to 150k which it couldn’t actually happen because their a maximum amount of an increase percentage that is allowed yearly to 10%. And with the homestead exemption of 40k Joe is paying 300$ a year at the get go. Each and every year there property taxes would increase a few hundred dollars. I guess we are to assume that in the situation they are on social security which has cost of living annual increases or intellectually disabled this might be an issue.

Well, yes and no. If I were in a house that required a ton of repairs/maintenance, I may not be able to get out of the house anymore or take a loss trying to sell it for less than it's worth. That's why the shady sellers are trying to get people to buy houses and bypass the inspection. Since I am not in a house, you're correct that my rent is WAY higher than what it was 3 years ago, but I don't care about the property taxes, appraisals, etc. Like, if the property declines, it's on to the next one for me. I think some folks also just don't understand the concept of I'll choose to live in Texas this year, and maybe I'll live in Virginia next year...or wherever I choose. Some people still cling to that American Dream concept of owning a home, having a dog, 2 cars, 2.5 kids, and whatnot.

When it comes to leaving a rental, you'll need to come up with the money it'll cost to break the lease. Selling the house nets you money. Breaking a lease *costs* you money. Lots of money. I would argue people want to rent because they don't like caring for a property. I've had to reject multiple job offers because I couldn't come up with the kind of money it takes to break a lease. To find a new job, I had to move in with friends after my lease ended and go unemployed for several months because my old apartment complex wanted 2x the rent to break the lease. At, iirc, close to $1500/month it was going to cost me a minimum of $3000 just to move. That doesn't include the actual moving. Living in an apartment, bound by a lease, is not more free than home ownership.

I’m also in northwest Garland (on the border of Richardson) & I pay around $1,300 rent for a 900 sf 2 bed 2 bath. However, the actual cost each month with rent & other mandatory fees, it comes to over $1,600 a month. And there is absolutely no storage room. Closet in one room is standard size & the other is a small walk-in. The apartments are at least 35 years old. They refer to themselves as luxury as well. I guess because they have indoor plumbing…most of the time. Doesn’t matter though, I can’t afford it because my last job was paying me $16/hr & they fired me a month ago. Yay me!

They're definitely not what I'd call updated or near any nightlife, but the neighborhood is quiet and safe. I moved here in the 80’s. I graduated from Lancaster in ‘95, I may know your dad. I was quit a shithead when I was young though. I find long term tenants are the best. If you give someone a fair deal, they will normally make it a priority to pay their rent. Lancaster is awesome, close to Dallas, and the traffic is t too crazy.

We moved here right at the peak of COVID-related housing market troubles, so we weren't in a particularly good position to be picky. My dad told me, which has proven to be true, nothing is ever as expensive as your first year in a home. Year 2 will be 50% less and then it’ll dwindle from there. This has proven true for me. Year 1: $15k in repairs, year 2: $8k in repairs, year 3: $1250 in major repairs, Year 4: $0 so far. It’ll get better!

My brother just resigned his lease. He’s been in Richardson by the 75/Turnpike area for a few years now. $1450 for a 1 bedroom, about 750ft2. He thought about moving and 2 months ago got rates for apartments up in Allen and over in Sachse. They were about $1800-2000 for 900ft2. Some were 2 bedrooms and some were larger 1 bedrooms, but the square footage was roughly the same. This was all during February and March. Hope this helps!
