Just going thru some old emails and came across this gem. Just checked the site and this same apartment is now $1500 a month.

It’s just simple economics. Demand for housing in Plano has dramatically increased since 2008. Meanwhile, the NIMBYs who run this city steadfastly refuse to permit construction of a sufficient quantity of new apartments. Huge demand + artificially low supply = shortages and price increases.

Not sure what part of Plano you live in but there’s seemingly lots of apartments being proposed and built. East Plano has some destined for los rios area. Where the Plano market off ave k was located has an apartment complex not too far from complete.

Building *some* new apartments is good, but for the level of demand we have in Plano, we would need 5-10x the construction to keep up with said demand. Having 80% of your city be single family dwellings that are on average like .5 acres, 2500 sqft is TERRIBLE housing policy.

That’s one opinion. Another opinion is that having stacked multi-family in a mainly car-dominated area with packed roads and lights makes for a terrible commute especially if you pack all those roads with high-density. I don’t know anyone who drives through the city of Plano and thinks the roads could sustain housing that’s 3x more dense. DART can’t sufficiently help Dallas so they’re not going to be a viable option for Plano. When the real estate bubble calms down, there will be plenty of housing available.

Literally nothing you just said is accurate according to ANY available data on the topic of housing. We aren’t even close to dense, we could easily be 30x more dense than we are now and still have room. Freaking TOKYO is more than 1,000 times as dense as Plano and their housing costs have declined the last several years, and they all magically are able to move around and go to work- it’s called investing in public transit which is part of increasing housing supply. Remove dependency of cars and improve public transit access. I mean at a very base economic level you objectively must increase supply to match demand for price equilibrium. The lengths y’all will go to just to avoid building more apartments and multi family homes is absolutely mind boggling

Not worried about Tokyo as it’s not Plano with regards to terrain, culture, climate, nor needs. I’m not avoiding building. If you want Tokyo lifestyle or NYC lifestyle… go there. Are you going to build the multi family? If not, you’re not helping with the problem. Put your money where your opinion is.

It’s not an opinion, it’s objectively true that building more housing lowers costs. Plano is growing, it needs more houses; period. You can’t just magically make people stop moving here, but you can make it so that we’re a competitive city economically, a welcoming city for all who want to live here. Instead of being this boring and annoying “pwease don’t build more apartments near me, the lower and middle class folk might bring their undesirable qualities with them” crap

I know the cost of housing gets a lot of hate in this sub, but let’s put this in context. An increase from $650 to $1,500 is an annualized increase of about 5% per year over a fifteen year period. Considering inflation tends to run between 3% and 4% annually in recent history (prior to 2021), this isn’t the craven money grab it may otherwise appear to be. Meanwhile, I bet you could find houses that have doubled in value over the last five years. Compared to that, this place looks conservative.

Can vouch for this, right around that time I was in a 700 sq/ft 1 bedroom ground floor with attached garage at Spring Creek and Ohio for $650/month on a 12 month lease. There were absolutely no upgrades on the interior and was “basic” as far as that goes, but who cares. It was fantastic apartment in an amazing location. Pretty sure it goes for at least $1300-1400/month now.
