property tax appeals

I'm hoping some of you have gone through the appeals process either yourself or through a legal service, I'm hoping some of you could share you experiences. My mortgage just went up $500, 25%, and my measley 5% raise this year is not helping me out. If you used a service please let me know why you went that way.

I used Ownwell because they advertised 25% of property taxes saved as their fee. However, they send invoices using property tax rates which are almost a full point higher than the actual property tax rate, which effectively bumps their fee to 39.5%. I’m currently disputing the rate with them and waiting on them to resolve.
