Best and Worst Estates in Milton Keynes

Just curious to what you guys think are the best and worst places to live in MK.

Simple rule: look on Google maps. If the estate is a grid with straight lines, it’s probably quite shit.
If the estate has wiggly roads it’s probably quite nice.

This is really interesting considering the original utopian set up of MK. Was there something in the grid design they got lazy with or wasn't considered at the time what effect it has on the community?

probably due to the fact that the estates built first were for the initial wave of builders and first 'settlers' into MK. The first estates were built on the grid system to cram as many houses into the areas as possible and to speed up construction, and do it as cheaply as possible. Wealthier people came when higher quality newer housing was built. As soon as anyone living in the early estates moved up in life, they would move out. And so the vicious circle continued

A gang of Somalis kicked down the door of a friend who lived in Fishermead, and ransacked the house, and I still don't consider it the worst estate. There was quite a big polish community there (pre Brexit, not sure now) which made the area much nicer imo.
Fullers Slade, shit hole.
Two Mile Ash, has a few nice houses but is still a shit hole.
Coffee Hall, Netherfeild, Tinkers Bridge, really these places are dreadful.
Granby might be the absolute worst.

Unfortunately most of the houses in MK are fairly new and they’re just not built to standard anymore. They all look shit quality and could keep over in a storm

I'm not sure what you mean by the "best" so I'm going to base it on crime rates and general cleanliness/feel of the area.
In general, the estates to avoid are some of the ones around CMK like Fishermead, Conniburrow and Bradwell Common and around the SW around Netherfield, Coffee Hall, Granby, and the Lakes Estate, and the NW in Fuller's Slade. On the other end, the nicest estates IMO are any of the newly built housing estates like Brooklands, Whitehouse, Fairfields, Glebe Farm, Eagle Farm and Oakgrove, as well as most of the other eastern city estates are generally good areas to live too, as are the Shenleys, Westcroft and Tattenhoe.
If you count the market towns/older areas, Bletchley is a mixed bag because it contains some generally nice and safe areas like Newton Leys, and some rundown areas like the Lakes. Same for Wolverton. The more affluent areas of Newport Pagnell, Stony Stratford, Olney and Woburn Sands are generally much more safe and more clean, as are the outer villages.
So it really just depends how you look at it.

I live in one of the nice areas. Let me tell you, just because you see one or two yutes in Furzton doesn’t make it rough, it’s literally a richer estate than all of them combined. Houses are worth up to a million there. Only place that has similar housing is Shenley Brook End with their big mini-mansions near the school.
Out of the ‘nice’ side of Milton Keynes…
[all of these are still better places to live than most places, I recognise my privilege with that one, as my siblings grew up on worse estates and didn’t get the same schooling I did]
Ranking based on actual levels of ‘roughness’ and class, having lived on this side for about 15 years and grown up here:

Can I mention all of these are (in a huge way) affluent working class areas and middle class as fuck.
Essentially all of these are not ‘rough’ they’re extremely well off, even for those renting
Especially Furzton 🤣 just cos you’ve got one or two yutes in some areas doesn’t make that or Emerson rough, they’re pinnacles of milquetoast surburbia

Grange farm has plenty 1mil+ houses. There was one unfinished (walls and roof stage) and went for 1mil. Bit bonkers.

Exactly. My ex landlady had a portfolio of HMOs in that area and she sold them all including a townhouse I used to live in grange farm which went for a million.

Emerson Valley and Furzton as a whole have been nice areas throughout my lifetime, and I'm sure that stands true for most areas of those estates today. I think it's just that as gang culture has become prevalent throughout MK in general, that there are certain parts of nice estates that now from time to time suffer from related crimes.
That's one of the reasons why I don't think that it's right to label area X as simply "good" and area Y as simply "bad." There is a lot of different factors, and a lot of variety within every area that we shouldn't generalise them into certain categories necessarily.

If you base it on aesthetics… Best: - Olney - Stony Stratford - Newport Pagnell - Woburn Sands - Tattenhoe - Willen - Loughton
Worst: - Fishermead - Conniburrow - Oldbrook - Greenleys - Fullers Slade - Coffee Hall - Beanhill - Lakes Estate
The others are alright.

I never lived in Gibbwin, but elsewhere on the estate. My post was from 3 years ago and my knowledge of what that street was like was from much longer ago, so I've no idea what it is like now. I'd suggest you take a look at the street and nearby to judge it for yourself. Sorry I can't be more help.
