Which way are we headed?

As an old person I remember downtown in the 80s and 90s after the bust. It was in a wretched state. Most people have no idea how far it's come since then. Whole blocks were boarded and empty. It was considered one of the most abandoned downtown's among all the major cities in the US. Less than 500 people lived there. 30+ skyscrapers were empty. It's taken a lot of work and effort to revitalize it. While it's not perfect, it's come so far it is unrecognizable. Klyde Warren park, the farmers market, light rail access, the perot science musem, etc. etc. If you had shown someone in the 90s a vide of Klyde Warren park on a Saturday they wouldn't have believed it was possible. Losing the Stars and Mavs sucks, but there wasn't really any other choice. Especially the stars. TV doesn't bring in near the revenue that other sports gets and almost every other NHL team owns the land around their arena which brings them a ton of money. Same with the mavs. Unfortunately, Perot Jr. owned the entire area. While Cuban was able to buy a 50% stake in the AAC, Hillwood remained ownership of all parking and the surrounding areas. It created an issue that was never going to be resolved. I don't blame Hillwood as that area was a toxic mess and they spent hundreds of millions to rehab the area, had a huge liquidity issue after the 2008 crash, and sold to the German Investment fund. AAC is owned by the City, but there was just no way for the teams to buy any neighboring property to build a modern sports entertainment area. While people who go to games, like me, hate that those teams are gone, most of the businesses who are financially incentivized for that area to be popular believe they can now grow the community by using some of the remaining parking. We are talking about dart rail stops that are less than a mile away from klyde warren park. I could easily see that whole areas growing with more housing, stores, and restaurants.
