I sat next to an HEB corporate person at a dinner once years ago and asked the same question. She said HEB got major pushback from the public & developers when the move in to the Houston area too quickly back in the early 2000s and ended up fumbling a lot of their smaller Pantry stores. They take their sweet time entering new cities now to win over locals. Personal I want a monopoly of HEBs. I long for the day they kill Kroger

Some of the older HEB stores closer to Austin and San Antonio aren't great. Hopefully they get a remodel.
And yes, Kroger sucks. Not only because they have bought out so many once great grocery chains, but because many of their stores are not well managed.

Depends what I’m shopping for. Meat I go to HEB. Unless it’s chicken cause Kroger frequently does a buy 1 get 1.
But like snack foods? Doritos from HEB are the same as Doritos from Kroger

I lived in Richmond/Rosenberg about 10 years ago and the only heb was in Sugarland then all of a sudden in the next two years there were like 4 new hebs in the area . It did seem a bit excessive .

This is what I’ve always heard as well. That HEB would stay south of Waco and Albertsons would have north texas. And as soon as Albertsons went down, HEB started moving in.

Lots of people are still moving to dfw and it’s still expanding. They’re a suburbs chain, so putting themselves at the city limits right now makes sense. It will continue to fill in, they are established, and lots of South Texas population specifically is moving north to the dfw area.

They botched their expansion into Houston and decided they aren’t going to go into Dallas unprepared. Central Market was their way to learn about Dallas, then they’ve been building their distribution, real estate, etc.

If you’re talking about the old Albertsons, that box is too small for HEB’s prototype. They want double the space which can only be achieved by taking down the fully occupied strip mall with it. And speaking from experience, Albertsons stores are poorly maintained. I doubt it’s as turnkey as it looks from the street.
The box as-is could make sense one day if HEB expands with a smaller prototype. But looking at how long it took for central market to open smaller format stores on Midway/Preston Royal, they may want to open all their flagship HEB stores before doing that.

Not only can they, they are scheduled to do so. It's expected to open before the end of the year, possibly by the end of the summer. The Hillcrest one is presently projected for 2028.

I’m a little confused, I actually thought this was old news and an HEB was confirmed at that intersection a year or two ago. All of the previous tenants are long gone and the property has been cordoned off for at least that long. I figured them demolishing the current buildings was HEB “moving ahead.”

I think up until now it hasn't had an actual public timeline. There's been so much pushback in the neighborhood and adjacent neighborhoods, and they had to get the city council to approve various elements. This week is the first I ever heard when it is actually going in, and I've been following it since it was first announced. (Even if I hadn't actively chosen to follow it, I would still have been following it in the sense that every friend and family member who knows how I've longed for a Dallas H-E-B lets me know every time there's a new development, LOL)
