Best Hybrid Gaming/Work CPU for LGA 1151

My current gaming build is below.
Intel i5 9400
B365m Gaming plus MoBo
Intel arc a770 16gb
Corsair vengeance pro 16gb x 2
This was my first build from a couple months and bought mostly used parts on eBay, but the cpu was repurposed from my old dell vistro workstation. I’m running into some bottleneck issues while gaming, as my cpu is averaging 90-100% utilization and im starting to experience frame drops. I’m only interested in upgrading my CPU and am looking for some recommendations that are good for a hybrid gaming/work build.

5800xt combo at microcenter, 7600x3d combo, 12-14th gen intel with a Z motherboard, don’t mess around with a B board, even though that tier is where you find ddr4 boards.

1151 is many generations old, which means you will be selecting from a pool of CPUs that are going on a decade old.
You will want to look at 14th i5 + B760 DDR4 motherboard, or Ryzen 5600/5700X and B550 motherboard for closer to current generation options.

Thanks for the advice! I know this is a broad question, but how significant of a performance boost would i see between that microcenter bundle, and a highish end ddr4 cpu/mobo?

I don't have exact numbers on hand but you are looking at at least 5x performance increase.

Yeah that's a hell of a jump. I have a microcenter about 2 hours away, so it might be worth making the drive for it

Yes it is worth the drive. Microcenter has loss leader deals meaning you have physically go into the store to buy the thing at that price, and they hope you buy other things while you're there to offset the fact they don't make money on it. Once you go to Microcenter you will understand why it is easy to spend a lot more than just a CPU/motherboard/RAM combo.

What is the work, and any particular games you care about?
Absolute best you could do would be an i9 9900KS but that's still not a particularly big upgrade especially for most games, and eBay prices on those (and most of the others inbetween that and your 9400) are still crazy high for what they are.
Would generally be a better idea to hunt for a newer gen CPU + motherboard together. Newest options for still holding onto your current RAM to keep things somewhat cheaper would be looking at 12/13/14th gen Intel with a matching DDR4 motherboard, or AMD AM4 boards/CPUs, preferably 5xxx models, maybe 3xxx for cheaper, generally wouldn't bother with older than that.

Work is nothing necessarily demanding, but I am a property manager and also do sales. I regularly have almost a dozen different programs running at once, as well as multiple files and browser tabs open, and i hate when its even just a little bit laggy when flipping through things.
In terms of gaming, as long as i can continue to run 1080p at 60+ fps, Im happy. I play mostly single player games, currently bouncing between cyberpunk which is somehow running 60fps on ultra settings, and jedi survivor on mostly high settings.

Then yeah going newer generation is going to do a lot more for you than higher end of the same old gen CPU.

An i7-9700K is \~ $120 for \~53% increase in multi-core performance; an i7-9700 is \~ $100 for \~40% uplift. Neither are a great choice...and certainly not when compared to even a Ryzen 5 5500 that is $70 at MicroCenter. An ASRock A520M-HDV is $60 or an ASRock B550 Phantom Gaming 4/ac for $80.

If your Corsair is 3200 or higher, $150 for the 5500 and B550. Double it and you are in AM5 territory with the 7500X3D bundle albeit with only 16GB DDR5.

best would be a 9900k
but you'd probably be better off just getting a 5600/x and b550 mobo instead, or 12/13/14 gen intel + mobo if you can find them
