Looking for Pre-Purchase House Inspectors that will allow you to attend

Hello, I'm looking for a house inspection company in order to inspect a house I want to buy. I'm looking for one that will allow me to attend the inspection and add any negative things that I also may find during the inspection. I've heard many horror stories of inspectors ignoring blaring red flags even when a potential buyer points them out. One inspection company even threatened to sue my friend for refusing to pay the inspector because they did not list the items found by my friend during the inspection (foundation cracking, old hot water heater, leaking HVAC unit). Any input into inspection companies to pick and ones to avoid would be great, thank you!

Pillar to Post did an inspection for a property I was looking at. Very thorough inspection and super helpful/friendly. I attended and did my own stuff while the inspector did his thing. At the end we compared notes and he modified his report to include a couple photos/details of things I found that he concurred with. Will be using them again for sure.

Unless you didn't know about them when you made the offer, I'm guessing you want these listed so you can get a price reduction. You get the inspection period to do inspections, and you can reject the purchase during this time. If you find something so big that it makes you want to walk away, it doesn't need to be on a report, you just decline the house. When I bought, my Realtor asked for a one week inspection period, and the seller didn't object.
Whatever you do, don't use the inspector your real estate company recommends, as the inspector typically has to pay annually to get on the list, and the realty firm is more of the client than you are. But, ask your Realtor if there are any inspections on file for the house from previous purchases.

Thank you, yeah I'd like to get a price reduction if we find anything bad. I would definitely walk away if something major is found. I agree on that I don't trust any of the inspectors recommended by real estate company's either.

I would check with your realtor, but back ten years ago when we bought the buyer is not allowed to be there during the inspection.

Why can’t you just do your own inspection separately? That may be easier than getting an inspector to do an inspection while you watch over their shoulder the entire time.

The seller only allows for inspectors certified by the TREC unfortunately, I'm not allowed to do the inspection myself
