Should I buy this 2017 odyssey?

Our 2017 grand caravan got written off by insurance, we would like another van but after the problems we had with it, we're wanting an odyssey or sienna.
Looking in the Edmonton area there's not much reasonable choice in terms of price to kms driven, and I'd prefer not to do business with a dealer.
This private sale has come up for a 2017 honda odyssey with the following basic stats on it:

We have owned this vehicle since 2019. Kids are bigger so switching to an SUV.
There are a few little scratches here and there but nothing major. No dents.
Clean carfax
Have a printed copy of carfax. Lein free.
I went and looked at it today, drove fine and the carfax is indeed clean, accident free, says he got the AC fixed not to long ago(1k+ $ job, not just a recharge).
My wife is concerned that if we're getting a new van it should be a newer model like 2019+ but those are all +$10000 more with not much good choice and average-high kilometers. I myself am partial to older vehicles with less bells, whistles, techy stuff and features the companies make you pay subscriptions for nowadays.
This one ticks all our boxes except the kms being high, although average for its age.
The seller says they drove it to northern alberta alot and camping, which may explain the kms on it(highway vs city), and that they are upgrading to a SUV.
He also had it listed at 18k, now down to 15 because "we had it at 18 with no interest, the dealer says they will give us 14k for it and probably sell it for 20 so i figured i'd lower it".
What you guys think? we can afford whatever we need, but if we bought a 20-30k car and hit another deer, we'd lose out a lot more $ than on this one, and it should be reliable up to 300k+ right?
Even if it needs a couple thousand in fixes we can afford it if they come up.

The obvious worry will be the transmission. Odysseys are probably the best minivan on the road when it comes down to reliability. That’s a tough one. If I were in your shoes. I would probably go CPO and get gap insurance. Not sure if it’s called the same thing in Canada. Basically if you buy a new or newer vehicle and it gets totaled. The gap insurance pays off the difference between the insurance payout and your loan balance. If you’re financing it.
Or you could buy this van and just know there may be a largish repair that pops up. Or large like a transmission for example that you will need to be prepared for. If you’re ok with that then buy it.
