Build Check - any major issues?

Please let me know what you think! This doesn't need to last 10 years, but I would like to play the newest games at reasonably high settings for the foreseeable future.
If you could let me know if I'm making some major decision that will prevent upgrades later (socket, etc), or some major compatibility issue I'm missing I'd be eternally grateful!

That cooler is bit too tight for that cpu tbh so I would suggest an AIO

Arctic Liquid Freezer III Pro 360mm is imo a perfect candidate.
Motherboard wise the one you chose has horrible pcie layout , some of the m.2 slots share lanes with the gpu slot so I would avoid that mobo fully and recommend getting the x3d version that has much better pcie layout , has 65w pd fast charging for the front slot , 8 layer pcb , better VRM , external clockgen, better wifi card , 5gig ethernet port, better usb ports , backplate , feels higher-end. Def worth the investment. The motherboard you chose would limit the ssd expansion in your scenario and makes you have a cool head for a long time.
GPU wise I would suggest getting for slightly more the 9070xt mercury considering the price difference isn't huge. That has better cooling capacity.
RAM , I upgraded to cl28 kit that are cheaper aswell so that makes more sense.
SSD wise I upgraded that too , which is cheaper and better.
I didn't check the monitor however.

It has a 5070ti , is imo more future proof considering it has DLSS , better raytracing and pathtracing capability, better encoder etc too. This variant also has a good cooler aswell, it is openbox but from Zotac themselves with warranty and are brandnew just with a generic box and has the accessories aswell.

What do you mean by the peerless assassin being "tight"? Anything I need to know about switching to a water cooler generally (power consumption, etc)?

Peerless Assassin might not keep up cooling the cpu tbh since that cpu is power hungry. I meant that there. It is a good cooler but wouldn't recommend it here.
Power consumption is same same so you shouldn't worry with aircoolers , I mean the space matters and how you gonna put it. In that case I would put it at the top.
