5070 build advice

Can anyone please recommend a gaming/workstation built around a 5070 and a 7800X3D? Should I save on the motherboard and go B550 or maybe buy some DDR4 while the prices settle a bit for DDR5. Any links to a full list on PCPartPicker that you can vouch for?
Targets and uses are 1440 144 for gaming and 3D modeling in blender, AutoCAD, UE5 for work.
Budget is considered on top of the GPU and CPU and whilst I don't have a cap on it, I just don't wanna overspend. Just "harmonize" the missing parts on the build so there's no bottleneck issues and that kind of things down the line.
Honestly I just need some guidance on new hardware. Last PC I built was at the beginning of COVID and much has changed since then.

If you just doing gaming then get the 9070 non xt, its better than the 5070 in gaming overall and costs the same or cheaper, and its not far behind in RT.
If you already have the 5070 then its a good card, just not the best value.

I think I'm willing to compromise a bit more on those 1% lows than compromise load times on blender. So should I stick with the 5070 then? Is it very noticeable work-wise if I trade it for a 9070xt for better gaming?

Tge 5070 is better for blender but the 9070 xt is superior in almost every way in gaming performance, however the 5070 is noticeably faster in blender and productivity.
