This idea has been floating around for a while.
Assuming all the places to live are the stores inside the mall like Bath and Body Works and Hot Topic, what should the anchor stores be turned in to? One should be a grocery. But what else?
Im high and want to dream about living out my days in a mall with a fountain in the middle like when I was a kid. And a good food court but that is another post entirely.
Can we talk about what we would do with a mall to live in?!

I remember before the micro apartments were built in there. Last time I went there about two years ago I think they had Lovecraft Arts and Sciences Council, a bookstore. The stores are very small. But it’s neat.

I think we should move the remaining stores into one section of the mall. The rest should be divided into affordable 1-bedroom apartments for seniors.
The mall is accessible, has plenty of parking, has all the utilities already installed, has security in place, and all the seniors are walking there anyway. Most already have a food court. Usually there’s a pharmacy like CVS, so all that’s needed is a walk-in clinic staffed by an RN a few days a week.

The anchors should be a grocery store and general merchandise store (like Target/Walmart), possibly combined into one. There should be a barber shop, a pharmacy (possibly part of the grocery store), and a mix of restaurants, some fast food, some fine dining. A movie theater would be nice. A few specialty clothes stores, an electronics store. Oh, and of course there should be an arcade.
Here's the problem, though: to be financially viable this kind of mall needs something like 10,000 daily visitors. Even if we build giant apartment towers above the mall area, we'll never get more than 1000 units into the development. If it's just us in a private mall, it will go broke. But if it's a noisy, crowded public mall, then I don't particularly want to live there.

This is really common in Korea! The first 3-4 floors are shopping, dining, movies, pharmacies, groceries, everything imaginable. Then the 50+ stories on top are all apartments! There's usually dozens in one area, and they're often connected by parks and greenery. We absolutely love it and the states should definitely take notes.

When I lived overseas there were some interconnected apartment buildings that had a mall on the bottom floor. So not huge like a big open mall but decent with storefronts on one side. It was nice. We lived nearby and went there as it had small grocery store as well as a number of restaurants. A pharmacy too.
It worked as it was convenient for the people that lived there and a draw from the surrounding apartment buildings. A real good setup.
I would look to make the anchors into apartments and then have shops/grocery/restaurants in the main mall area where you walk around. That separates the living areas from the busy areas.

Growing up in Westwood (LA), I went to the movies all the time, and when theatres got the Dolby surround sound and showed a black and white train moving on the tracks- life was top tier!

My mall growing up had a Sam's pretzel place and an Orange Julius and an arcade by the theater. 579, the Gap or Contempo were my favorite stores and for an actual meal, we went to Bennigans. Only went to Lord n Taylor if my dad was with me haha. Oh and the Jelly Belly store was always fun! Can't remember which record store, I think it was a Peaches? Fun times

If I had infinite money, I wouldn’t hire a private chef, I’d open up a bunch of restaurants across the street from me that I liked and that were also open to the public. I’d get whatever I wanted for dinner, be able to give people jobs, and it wouldn’t matter if the restaurants lost money because I’m infinitely rich. The only drawback for some people (not me) is that I tend to like mid-level franchise food.

It needs to be something to retire in. One anchor store can be as is with some and the other large spaces could be for groceries, medical services, venues for live music and dance clubs. Spaces can also be converted to activities such as band rehearsal studios, gyms, gaming spaces (VR until our old asses puke from motion sickness!). Roller skating tracks, of course. Maybe family spaces for those with grandkids visiting. Food courts and restaurants, definitely.

One of the anchors, ideally the biggest one, should be turned into a large indoor park. Make sure it has a hefty walking & jogging track. Since it's likely two stories, we could even build some minor "hill-climbing" into the park. Make sure it also exits out onto a larger outdoor park as well; just turn one of those giant parking lots into one!

Ok. This is an ongoing joke/dream I have with some friends. And not so much a mall but a small hotel with pool, kitchen, ballroom, beach side (I was living in Corpus Christi during this time). And we’re all punk rock. Classic. New. Who cares. But we were like let’s get a hotel and turn it into an assisted living facility or something. Because I’m on the younger end and I’m fine but some are on the older end so we’d need help. But there’d be a “restaurant” and a pool and we’d put in a tattoo studio and a strip club and a place we could just jam out to music. And if we wanted to chill we’d go to the pool (swim up bar) or lounge on the beach. I mean, none of this makes sense but when you’re living your best life in your early to mid 30s it sounds great. I’m turning 45 this year and a mall would be better because there’s more space and I can go to the food court to get my guilty pleasure heat lamp congealed orange chicken. 😂😂😂

My dad’s care facility has a Main Street with theatre space, couple of bird cages with finches, skylights & a specific blue ceiling paint, bistro, a ‘restaurant’ where if the fam brings in food then the staff with ‘wait the table’, barber shop (w/ striped pole) where a stylist comes twice a week.
It’s not quite as fancy as the one pictured above but it beat the rows of wheelchairs parked in front of FOX News blaring that no one was even looking at.

I think about this idea a lot. I want it to have everything. Groceries and other shopping (home decor, gifts, clothing etc) in the large outer buildings. We need a clinic with a lab and pharmacy. Beauty services, yoga/pilates etc classes, gym/exercise spaces. An arcade, movie theatre (it’s already there), a record/book store. Weed dispensaries. There are a bunch more great ideas.
I picture small living spaces on the top floor with access to parking/transit stations. Robot delivery carts bopping around everywhere. Services on the second level. Retail and activities on ground floor.
Will these places be ready in time for us? Does anyone care to do the all the necessary retrofitting?

A local mall was bought 5 years ago for 19.5m (sans anchor stores which how is that possible?) With 60 "store fronts" available, it would be 325k each on average with smaller places being less than the larger square footage stores. Would people be willing to redesign with their own costs?

This thread reminds me of the 2 music stores our mall had: Sam Goody and Music Land, which was owned by the same company.
Anyhoo... it's late 80s; I'm really into trench coats, and get one for Xmas. When I was bored and had free time, I'd go to the mall and check out music, wearing my new trench coat of course.
I never had an issue and the Sam Goody store, but whenever I went into Music Land, I invariably would draw the attention of the store manager.
I have to admit, I was kind of a dumb, naive kid, and I didn't quite realize why at first, then it dawned on me: he thinks I'm shoplifting.
So from that point on, for a couple of months anyway, I made it my purpose in life to drive that manager crazy. I'd go in 2 or 3 times a week. Sometimes I'd make a purchase; sometimes I'd just browse, making sure he was watching me. I'd walk out without buying, only to comeback 5 minutes later and do the same thing.
So the answer is a Music Land with an overly paranoid manager.

As for what to do... When I was a teenager I was dating a guy who worked mall security. When he worked after the mall was closed he would let me and a few friends in and we would rollerblade around the mall. It was awesome! So mall rollerblading is my vote. We might all break a hip but I'll take that chance.

A grocery store, maybe, instead of a skating rink. Even though we are pretty badass and nimble now, I can see rollerblades/skates not being fun for a bunch of eighty year olds and a big liability for the…whoever runs the mall.
Maybe the rec center could have a modest one.
But we’ll need food more than sick half cabs and snakewalks, so a big supermarket preferably with a pharmacy.
Be cool too to have a vet and like an attached pet park residents are allowed to have pets.

Malls are not ideal for condos because they are practically windowless, so it's difficult to get around some zoning regulations. But because many have clear skylights, the top floor can be used if they're set up creatively.

The problem will rehabbing malls is that most were built with asbestos, so that all needs to be safely removed.
The plumbing and electrical needs to be revamped for residential use, rather than commercial. I think it would need considerable grant money from federal state and local to do it and keep the housing affordable.

I vote for Clackamas Town Center in Oregon. It was biLevel, had an ice arena (which could be turned into a pool), there was a hotdog on a stick as well as an orange Julius and a giant tugboat playland (which could be used as a backdrop for impromptu photo sessions or as a safe place to climb on psychedelics night (which would be every Wednesday of course)).

The doc Secret Mall Apartment is proof of concept and the group had their secret space for 4 years. With mixed-use developments popping it in major metro areas your idea is essentially becoming a reality.
As far as activities, a live-in mall could be its own economy especially if there’s a bank, a gym and grocery store attached. One could easily work, play, and live without needing to leave their tiny community.

Our town is walkable with enough amenities to keep things interesting. We even have a free municipal bus that makes a 45 minute circuit just around our town. There's a public arts studio, heated municipal pool, a well equipped maker's space complete with metal and wood shops and a 3d printing studio, and a lovely movie theater that offers vintage films and documentaries for seniors during the day, not to mention a bevy of eateries and coffee shops. Our only fast food chains are a subway and Taco bell.
I've worked most of my life to finally own a home we're proud to live in that we're curating to be as affordable and manageable as possible in our older years. Solar panels, battery, heat pump water heater, steel roof... We're here for the long run.
Y'all can come by and visit... Sample some homegrown, watch the Pacific sunset, then go back to your (ugh) mall full of people.

Like a studio! That's my dream, a craft room with stations for people who sew, people who want to paint, a kiln and pottery wheel, and just cozy chairs and tables for puzzles or other crafts.
And maybe a separate woodshop? Lots of amateur woodworkers our age. Building, refurbishing furniture, making toys. Restoring antiques. We'd keep busy!

I live in Bangkok most of the time, and in the US the rest, and it would work to borrow what they already put in theirs. Grocery stores are universal, in all of them. Kids' play areas are a nice touch, in many (I guess for grandkids related to the GenX theme, or maybe great grandkids). At least one has a small local college in it.
A few have ice skating rinks, but that's already common elsewhere, sort of. They use mall spaces for pop-up markets; that could work. But there zoning issues are less of a problem, so they can sell food in them, but not so much in the US.
A go-kart track would be nice, if there is enough space. Probably the floor load and damage would be an issue. Roller skating would probably require floor redesign too.

You are forgetting the most important thing we'll need b/c old. An urgent care clinic or maybe just like an internal medicine clinic. See that way we don't have to leave the mall when it's raining and we are sick. Doctor's office will be where the old movie theaters were. Already soundproofed. Where Sears was should become a bowling alley for nostalgia sake AND exercise. Throughout the mall, fantastic 70's and 80's music plays over the speakers but not at an Abercrombie & Fitch volume.
