First Ever PC. Is this a good parts list?

Hello. I am currently saving up for my first ever PC. After using a laptop for around 10 years, I can finally say I almost have enough money to buy my first ever PC.
I live in a different country (UAE) so prices, and part-availability is gonna be very different from places like the U.S.
My budget is around 4,500 DHS - 5,500 DHS (1,225$ - 1497$).
My plan is to get a strong CPU for video editing along with a fast GPU (2.5 - 2.8 GHz) for gaming at 1440p 144hz (If it's possible). I know this request is very unrealistic given the budget I listed.
I mainly play Minecraft (The only game where I can go beyond 60 fps with mods), BeamNG Drive, GTA 4, Eurotruck Simulator, CS2, Fortnite, and Valorant. I do plan to play other games so hopefully the build I'm gonna list is enough. I'm also planning to edit on DaVinci Resolve (as a hobby right now) so the CPU power is gonna be important here.

Any recommendations on monitors that can do 1440p 144hz with the price not exceeding 750 DHS (204$)

Frequency is not a measure of CPU or GPU performance.
9600K is poor value for video editing. Intel 250KF for $200 is much better because you get 6 P-Cores and 12 E-Cores.

Single channel RAM is bad for performance, particularly minimum FPS in games. Get a 2x16GB kit, even with low frequency or loose timings it will still perform better.
WD SN3000 uses QLC NAND which gives it fairly low write endurance. Not a drive I would pick for video editing.

Will the I5 help not bottleneck the GPU? I can probably compromise the GPU to get 2x16 GB kit

No, the 250K is equal to the 9600X in gaming and much faster for everything else.

If your country has a market for used GPU's look for an RTX 3080, RX 6800, RX 7700 XT, etc.

Will the 245k be enough instead of the 250k. The 250k isn't available generally in the country I live in, and the ones that are available are 300$+

Yes, the 245K is only slightly slower.
Look for cards with over 8GB of VRAM and performance that at least matches the RX 9060 XT.

If you can afford it, try to bump your CPU up to the 9700X. That will help with video editing.
