Question about the formal ARB Meeting

Went to an informal protest last week, not budge on the appraisal despite providing evidence on the market value from comps from my realtor indicator a 30k difference and other homes in my area appraising lower.
Submitted a formal appeal, settlement came back, no movement again.
I have the option to agree or go to the hearing.. wondering what others experience on this has been?

going to the formal hearing is your right and sometimes the panel does side with the homeowner, but it can be a crapshoot depending on who's on your board. you could also hire someone to represent you at the ARB. i went through Resolute for mine and they handeld the whole thing.

Been through this mess twice in different districts and the hearing is basically your last shot. Bring everything you can - photos showing condition issues, recent sales data, maybe even get your neighbors' appraisal values if they'll share
The panel at formal hearing actually listens more than the settlement people who seem like they just rubber stamp everything. Worth the time off work imo

Not sure I agree that the panel always listens to one's arguments, though they may be better than the settlement staff. In my first experience with a DCAD protest hearing (about 8 years ago), the second the gavel hit to close the hearing, one of the three members of the panel said, "Side with the district." The other two members at least discussed it briefly before they too sided with DCAD.

What's the setting like? Is it in front a bunch of people? Also is the appraiser or settlement person there as well? (My appraiser this year unfortunately seemed like a dick) this is my first time ever doing this

I had my house for sale for 90 days, had >20k views of my listing and 45 showings. The best offer I got was $100K below their appraised value. I sent that to them a they came down $25K. The numbers don’t reflect the reality at all and I’m going to have to go to the hearing, which has not been scheduled yet.
