Selling a house in NC to a cash buyer

I'm thinking of selling my home and wanted to get some advice before moving forward. It's a 3-bed, 2-bath house, about 1,600 sqft, with a small backyard. Overall, it's in decent shape, just needs a few minor updates, but nothing major. So I recently got a cash offer around $240k from a company called Turner Home Team, and they told me they could potentially close in about 7–14 days. It sounds fast and simple, but I'm trying to understand what the catch usually is, if any. For those who've been thru this in NC, did the process go smoothly? Was the offer close to what you expected compared to listing on the open market?
