The Dallas Mavericks are expected to submit a proposal soon that entails demolishing Omni Consumer Products, and in its place building a new 50-acre entertainment district, anchored by a new NBA arena

And for those that don’t know, they filmed the original Robocop movie in Dallas and used city hall as the OCP HQ!
Watchmaker2112@reddit
They're also going to tear down the Central Library and a few other buildings behind it.
We will not get a new library or city hall because fuck you btw the Mavericks want the land so they can sell it to fund their move to Vegas because fuck you again
killerdwag@reddit
Damn I don’t really care about city hall but no more central library 😢
GrumpyCrab@reddit
I could definitely see the city letting the Central Library get demolished too :( They already closed the Skillman library and want to close 4 more locations.

More payroll to funnel into police overtime.
Billable hours are the city's number one priority.
Huevos_De_Oro@reddit
Lmfao why would the Mavericks move if they acquired the land? That'd be dumb
Watchmaker2112@reddit
You think the Mavericks owners care about basketball? Look what they did to their own team you think they care about the sport?
It's not dumb if it makes them money. And that is all they care about, the businesses, the sports teams, the land it's all just tools they use to make more money and they see City Council, all public life really, as just that a tool to make them money and then discard.
Huevos_De_Oro@reddit
I don't think they care about basketball, but I don't see anyway a deal gets done for this land that doesn't require the team to stay in Dallas. Them going through all the trouble of working deals w/ the city council to acquire this land and tear down city hall, then probably ask for a substantial amount of public assistance to build the new arena, only to then immediately move the team isn't a realistic idea.
Watchmaker2112@reddit
Imagining that does not make it so. In reality the city doesnt require you to do anything with the land it sells you, that is the point of a sale. That you give up control of the land to the buyer. If you don't think that a private company would be allowed to do this:
https://www.wfaa.com/article/news/local/dallas-county/heb-sell-oak-lawn-property-where-some-hoped-see-grocery-store/287-97911145-3332-459f-bea8-586f226e39f7
And this is something people actually want, convenient and affordable food and HEB is just going to leave the lot empty and sell, which they can do because they own the land. And the city does not put these requirements on developers/speculators.

Buy land, develop land, sell at profit (or lease), move team to a new city and make more profit + gambling
Normal-Math-7647@reddit
How would one reasonably profit from the sale of developed land that is entirely centered around a sports team that is no longer there
endless_shrimp@reddit
Because they sell in pieces before they announce they're leaving. Buy low, sell high.
Keep in mind that this is exactly why we have Victory to begin with, as Ross Perot, Jr owned the Mavs and was the developer of the ancillary Victory project.
Same shit, different year. Welfare for billionaires
Normal-Math-7647@reddit
So this is some 25 year conspiracy the 80 year old Miriam Adelson is planning? The AAC opened in 2001 and just now they’re talking about moving. I don’t think they should move but acting like this is a real estate pump and dump is a bad take
endless_shrimp@reddit
No, the AAC was developed by Ross Perot, Jr/Hillwood, who owned both the development company and the team. And he sold off/forfrited the pieces in a fire sale/forfeiture to investors.
This is the same welfare that Perot received, but for a different billionaire.
Principle_Dramatic@reddit
It should be pointed out that Perot was forced to sell in the late 00s / early 10s and the Mavericks were at their absolute peak during those years. I don’t think that the results would have been the same if Perot had been a majority owner due to focus being away from team’s performance.

endless_shrimp@reddit
I didn't say they were moving to Vegas.
Normal-Math-7647@reddit
The basis of my original comment was that they would be moved
endless_shrimp@reddit
Gotcha, and that's what will happen eventually. They'll sell the pieces of real estate surrounding the stadium when they can extract the most value. Then they, or whoever buys the team, rinses and repeats with something in Tulsa or Coppell or Forney or someplace else that sucks. I didn't mean to imply I thought they would do this immediately.

This is a pretty extreme example: a lot of the cities where there was vehement protests where ICE got deployed saw ICE get pushed out. Obviously, a lot happened, but if not for protests, ICE would likely still be there, because what else would have stopped them. Put another: when has sitting around doing nothing changed anything? Obviously, there are plenty of actions in between that would likely be more appropriate, but giving up now is not going to stop it. We have take responsibility for our own community if we want things to be better. Otherwise, we should just let them have it and just stop caring as they actively worsen the city.

Mavs want a casino and 100% of the revenue. They hate splitting revenue with the Stars. The Stars’ only issue is the hostility from the Mavs.
D_Dumps@reddit
So why aren't the stars staying at AAC if the Mavs are leaving?
thejayer@reddit
I think there’s multiple factors for that. Stadium needs repairs and upgrades, they’re mad at the Mavs for suing them and just want completely out of downtown Dallas, they’re already in Frisco, and probably other things I’m missing.
endless_shrimp@reddit
if they move to Frisco, they might as well just move all the way to Durant
StevieKicks@reddit
Then they will also get a casino’
SkyScreech@reddit
Both of which are still “Dallas” enough for all the northern suburbanites that think Dallas extends 500 miles north
darthboolean@reddit
Some of us just still say "I'm from Dallas" because it used to be no one had heard of Frisco (at the time had a population 2300 people and we think we're pretty fancy 'cause we just got a Brookshires AND our first McDonalds). Having to explain you're from a small farming town an hour north of Dallas really derails small talk. We were basically Rex from Toy Story having to choose between explaining the history of Tyco Toys' corporate acquisitions or just saying "I'm from Mattel"
djwurm@reddit
I have lived all over the metroplex from Downtown, the Village, Uptown, Arlington, HEB area, Aubrey, now currently Flower Mound, etc.. When I am traveling and people ask where you are from I will usually just say Dallas or DFW area as it is much easier than trying to explain where Hurst / Bedford / Flower Mound is..
LP99@reddit
This is the very human normal thing for literally any major area in the US. If someone not from the area is asking you, start with the nearest major city and if they know the area then say the actual city.
But some reason this sub gets waaay bent out of shape about it.
djwurm@reddit
Wife and I were at a hotel bar in Chicago and wife and I started talking to this couple next to us. They asked where we were from and we said Dallas. Wife said well actually we now live in Flower Mound but have lived.. and before I could get out that we have lived in actual Dallas for over 10 years before moving to Flower Mound she screamed at us about Flower Mound is not Dallas!
I was like ok lady nice talking to ya and we moved on down from the bar to a table. Some people are so insane about it..

And it's not gonna happen without substantial bribery...I mean campaign contributions.
Jackieray2light@reddit
And that is why it will happen, and probably before Abbott leaves office. Also, I think after city hall is torn down the mavs will back out of building downtown, and build their arena/hotel/casino out in irving. Like they have been planning since they bought the team, on land they already own. Then similar to the Valley View Mall the downtown site will sit vacant for decades.

That's cause Perot Jr was still involved with the team.
D_Dumps@reddit
Why did the Mavs give away control to area around the AAC?
endless_shrimp@reddit
Well the fun thing is that the development part was ostensibly a separate arm of Perot, through Hillwood, his development company. The recession hit, Hillwood took a major bath, and had to sell to recoup some of its cash. But if I'm not mistaken, the deal is structured all wonky and Hillwood might still own the land but not the buildings.
Long story short, they sold it off because Ross Perot's company needed money.

The issue is that the people who own the teams do not own everything in the surrounding area, so they make less money. With the things they do own, they actually have to compete on price. They also don't like that there's a train station right to it because that's lost money on parking.A huge area all owned by one owner with the restaurants, parking, etc all under them is terrible for citizens and will result in significantly increased prices for everything.

All these teams want to get into the real estate development game and it takes away from the on field / court / ice product imo.

We can't have nice things, which is why. Corporate billionaires have to constantly come up with new ways to make our money their money. They can't stand that they don't have the AAC or the surrounding properties.
They aren't making money off the local businesses built up around the AAC because they don't own them. They can't generate millions in revenue because they don't own all the parking and the damn DART station there makes it way too easy for people around the city to get there without paying $50 to park.
In short, it's way too consumer friendly.
So, the city is going to make an awful decision that will destroy the local businesses built up around Victory Park, create a dead location with massive vacancy issues and they'll use taxpayer money to pay the Addelsons for the privilege.
We will fund the new arena and tear down a historic building in the process, and the new place will be engineered to separate us from our money in every possible way, and basketball will be a tertiary (at best) priority.
The Mavs are dead. Our wonderful, convenient, vibrant downtown arena, which is the only one we have, btw, will be dead soon.
F the Addelsons. F Patrick Dumont. F Nico Harrison. And F Dallas City Council, if they go along with this obvious grift, which of course they will.

To all the pro-Dallas and "Anything north of NW Hwy is a Oklahoma Indian Reservation" crew that poo-poos on s the suburbs constantly: How's that Dallas City Government working out for you?
This sort of stuff is par for course for Dallas City Government and why many of us and many businesses want nothing to do with operating or living inside of the city limits of Dallas.
To act like Dallas city staffers and elected officials wouldn't be complicit in a saga of back room deals that are against the best interests of the tax payers past, present, and future is to ignore decades of incompetence.

This is upsetting, not only that a sport franchise wants to demolish significant civic buildings for profit but that city council is even considering this as an option and not shooting it down immediately out of principle and basic common sense. Also the city's "broke", how can we afford replacing a perfectly fine city hall and central library on top of gifting land to a MAGA billionaire family? The Adelsons can build it their boondoggle in one of the many seas of parking around downtown if they really want to.

This certainly won't be a serious consideration by any developers but massive glass stadiums like the ones they're proposing to build are pretty much death sentences for migrating birds in the area.
AT&T stadium in Arlington regularly has hundreds of dead birds surrounding it. Kay Bailey Hutchison convention center, only a block from the new proposed stadium, is also a massive hotspot for bird collisions (thankfully they've agreed to put in bird-safe glass in their upcoming renovation after Kay Bailey herself spoke out about it, but that's probably more an exception to the mean). I do "collision monitoring" walks with a group once a week and can attest these new glitzy all-glass buildings are about as bad as you can get for birds...
AAC's brick facade, on the other hand, is way safer. Also didn't they just build an awesome entertainment district in Victory Park? Great restaurants, really nice and walkable. But I guess it wouldn't surprise me if these greedy bastards just abandoned that

The only logical reason is corruption. They want to gift money to a real estate developer. It would be better to use that money to renovate some other part of Dallas.
