Neiman’s NorthPark closing…End of an Era?

Received news from mall management this AM that NM at NorthPark will be closing. I don’t have a date yet but will provide context and details as they come.
You’d think out of all the stores to close, this would be one to keep open.
What do you think Nancy Nasher & co. will do with the space?

Malls are dead but North Park (and to a degree The Galleria) have been exceptions. Not too hard to find a crowd at either on the weekends. North Park in particular I make a point to avoid on Saturday's and Sunday's due to the traffic. I guess Neiman's in particular just isn't doing well enough to justify the brick and mortar?

Father hasn’t checked out Northpark mall. Every time I’m there it’s packed. Like last Thursday at 3pm (!!!) when I had an appointment at the Apple store.
They had a line with crowd control into the Louis Vuitton store on Sunday at 1pm.

I think the death of most malls will actually help malls like NorthPark and the Galleria b/c basically almost all competition will be gone. So those who do want the mall experience will be funneled to less and less malls. There is still a want to go to an indoor mall with lots of stores.

Have you been there lately? It is busy, new stores constantly coming in, people constantly buying things. I think neimans as a whole is not doing well but that certainly isn’t indicative of Northpark going down the tubes. Maybe that wing of the mall with high end luxury stores will need to be reevaluated but they’ve never been bursting at the seams with customers and that seems to be how those stores prefer it.

Galleria is always reasonably busy, despite smelling like sewage often. Yet I can't remember the last time I or anyone I know has set foot in a Nordstrom intentionally. So I think it will survive fine without it

Closing for remodel seems more likely as they had previously announced a $100M plan for just that. The NP location is consistently among the most profitable Neiman’s nationwide — closure would make sense only in the setting of cessation of all brand operations, which is unlikely given that Saks Global is expected to emerge from bankruptcy this summer & has to-date planned very few NM closures (in contrast to Saks Fifth locations, many more of which have been announced for closure).

I read it in a book about malls written a few years back, so maybe it’s slightly old information, but for comparison Mall of America has higher sales total but a much larger footprint, per square foot NorthPark’s sales are double MoA. I know there’s higher performing shopping centers but they’re outdoor centers like Bal Harbour.

D Magazine reached out to both Saks Global and North Park management and both say this rumor is untrue and Saks remains committed to enhancing the luxury shopping experience through the renovation of Neiman Marcus North Park Center. The Willowbend location really didn't feel like a Neimans though. They didn't carry a lot of the more higher end brands you see in Northpark. It felt closer to a Nordstrom.

Many Neiman's locations outside Northpark and Downtown Dallas feel much closer to Nordstrom than to Old Money Dallas Neiman's.
Willowbend opened very high-end and gradually spiraled down market. Especially after Saks closed there post GFC.

A few things could happen.
-The only anchor I see filling the space and fitting in with that corner of the mall would be Bloomingdale’s. It would definitely fill in the gap that Neiman’s is creating.
-The most plausible option is that they would rework the space and bring in multiple smaller stores instead of one anchor.
-A bit of a stretch but Nordstrom could fill the space IF they wanted to mirror their NYC location and split off their Men’s departments into a separate building and expand women’s in their existing space. Nordstrom does very well in this mall, but they’ve been really strategic with where they spend money since going private and they probably won’t want to mess with a location that’s working well for them.

Right now Bloomingdale's is exclusively focused on opening small-format Bloomie's stores and outlets rather than opening up anymore full-line department stores. I'd love to have them, but as you can see, most department store chains are struggling and not actively building new stores.

Most chains aren’t investing in new locations because there aren’t many malls worth investing in. Northpark is profitable, the anchors in Northpark are profitable. That’s the type of unicorn mall retail companies are willing to invest in, and why Northpark’s vacancies don’t stay open too long.

Around the GFC there was plans to put a Four Seasons on the northeast corner of the property.
That plan disappeared into the void of Dallas buildings that never happened. Haven't heard anything about it since.
