Are These Ridiculous Terms in Our New Licence?

We’ve moved from one industrial unit to another in the same building. We know that the owner of the building/ company have been having trouble getting the building insured because of fire regs not being met etc etc. some of the clauses in the new licence they’re asking us to sign seem so sus to me I’m livid. I think they’re taking the piss, and I want to make doubly sure before I give them an earful and ask them to rewrite it.
The first clause that I think is just wrong, but I’m here to ask so feel free to correct me if it’s standard:
‘The Company and owner accepts no responsibility or liability for any loss, theft, accident, injury or death occurring within or on the Premises, whether relating to vehicles, personal property, or persons. The End User and any visitors, guests or occupants use the premises entirely at their own risk.’
Some of that makes sense to me. Some of it doesn’t. Is this standard or should we question it?
The second part that worries me is the indemnity clause. Should we have to indemnify the Company against uninvited guests and trespassers? Bear in mind this is onto the premises, not into our ‘Serviced Accommodation’.
The unit is also in a sorry state, with several leaks and a sopping wet floor. Which we are going to rip up. Nowhere in the licence have they noted the condition of the unit when we moved in, despite there being a clause saying that we specifically agree to accept the state and condition of the Accommodation existing as it does on the date of signing. Worth noting?
Please note no other licence or agreement we’ve ever signed has been worded this way, so if I’m wrong and this is standard fare, don’t hesitate to let me know.
