Best builders for $275K near Dallas

Do you guys recommend good builders with this pre approval amount ($275k)
There are negative reviews for DR Horton
I am a 100% p&t disabled veteran

Sadly that isn't an amount that makes for an affordable new build in close to Dallas. You can either come up with more funds, come down on your requirements or move quite a bit farther out, away from the city.

Depending on how flexible you are, modular homes might work for you. I'm not an expert, but I think the longevity is pretty good, and you can pick your location.

Find a cookie cutter Lennar home, ignore the negative reviews because people bitch about anything. Most people around my age live in cookie cutter dr Horton Lennar etc neighborhoods and they are fine. That’s about your only option at 275k, I myself am considering Princeton for around that price. It’ll be twice the size of an apartment for the same price monthly just comes with a shitty commute.

Please, my grandparents house goes against every building code that exists and it’s been up for 75 years with far shittier quality than they use nowadays.
Keep telling yourself that while the ones built ten years ago have doubled or more in price. Fear everything in life and let me know how it goes for you.
Ignore me OP just tap into that trust fund and buy a 800k custom home. You’d hate to be like the millions of people nationwide in their cozy single family home for the price of of a two bedroom apartment.

Home prices doubling has nothing to do with the quality of the homes and everything to do with the 20% increase to the population of the metroplex in the same time period.
How big a bug do you have up your ass to feel the need to project this hard online?
My house in Lakewood has doubled in value in the 5 years I've owned it. I'm sure as shit not banking on it staying that way. My point is that I've been here long enough to see values tank in suburbs that are 10+ years old due to the same shoddy construction issues that exist today, only worse.
Anyway, you seem lovely and I hope your life is better than your online persona would indicate!

How close do you need to be to Dallas? It's going to be tough to find anything near Dallas City Limits at that budget. However, if it was me looking and I needed to be within striking distance of downtown, I would look south to Wilmer, Cedar Hill, Desoto or east to Forney, Seagoville, or Crandall. Looks like there are a number of builders in these cities that hit your budget.
Also, I would take a look at your preapproval. Since you're 100% disabled, did your lender consider that in your preapproval? You may be able to afford more home than that if they were calculating your payment based off of unexempt tax.

Forney is rough to get in and out of. They've grown faster than the infrastructure. My brother lived there for years and it was always a ball kick to go see him. But the budget would fit.

At the budget they're looking there's going to be tradeoffs. Just have to decide what is most important to them - if commute is a priority, they're probably looking at an older home in a less desirable neighborhood in Dallas. If a new home is a priority, they're probably compromising on a longer commute.

I dont disagree. Just letting OP know that commute is worse than others in my opinion for the reasons I gave. They will have to compromise, but some are worse than they appear at first glance.

In the old days of the early Millenium 😁, JD Power published a yearly customer satisfaction survey of all buyers in North Texas and other major markets. DR Horton consistently ranked around the middle year after year. Surprisingly, Lennar always ranked in the top ten. As a Realtor, I've sold both builder's homes and it mostly comes down to customer service. One the worst experiences I've had was with DR Horton. My client at the time had contracted on a home that was just past sheet rock and paint, flooring, cabinets were next to install. We were told by the representative that she could still pick her colors and she did. Went to the design center and spent a day. Then a week later the builder installed something else. I called the builder and went up the chain as far as they would let me and had a huge screaming match with the builder's construction manager for the neighborhood and they absolutely refused to install her picks. Ultimately, they refunded all of her deposits and we bought something else. None of my experiences with them in the intervening years have been negative or dramatic. Lennar has proven to be a dependable partner for my buyers and has gone above and beyond to repair under warranty, even doing repairs on a home sold to a secondary buyer under their structural and foundation warranty when the new owner had a condensation line leak and damage the ceiling and walls over a weekend. Are these builders building the Roman Aquaducts? No. Will you live well in your home for a long time if you do your active maintenance? Yes. BUT at your price point you are going to be very far outside of the city of Dallas and most of the burbs, think Princeton, Anna, Little Elm, Crossroads, maybe far north Mckinney.

You're not going to find a quality home builder in the DFW area at that price. You might as well but a tiny home and live a minimalistic life style.

Unfortunately any builder at that rate will be slapping homes together. They pretty much all use the same subcontractors, labor, and materials so there’s not too much difference between the homes they build. That said, some are better at customer service.
My experience is the bigger the builder the less they care, so I’d try to find a smaller/regional builder.
Also, hire your own inspector and make sure the builder is aware because they’ll take more care to do things right. Have the inspector come out during each milestone of the build so they catch issues early to have the builder fix.
