Should I sign a lease two months before move in and lock in the projected rent (way higher than immediate move in) for the end of june or wait till june to see if the price stays around the same as immediate move in now
apartments around downtown most likely old east dallas area

I think staying ahead of the game is your best bet. Maybe go through an apartment locator just for some added perks or discounted rent?

Locators cannot get you discounted rent. They just invoice the property for showing you or sending you to it. That's all.

Oh, wow I always thought they had access to promos, discounts, etc. That’s good to know!

"The apartment you toured today was toured by someone else yesterday." I saw that once on a property leasing agent's desk. It is very true. If you find a place and unit you love, I suggest you reserve it as quickly as reasonable.

It's a gamble, really; it could go up, or it could go down, just depends on the pricing algorithm and how many other people sign leases in the building and how many put in their 60-day notice between now and then.
If you're happy with the price, I say go for it.
