What is the correct monitor choice for an RTX 5070?

Hello,
I build my first PC with a Ryzen 7 7800X3D + RTX 5070 and 32GB RAM. I had the really really bad luck of buying 3 1400p monitors and all of them had issues. Currently there are sales and I am presented with 2 options:
- AOC U27G4R - 4K 160hz/1080p 320hz
- ASUS ROG Strix XG27ACMES - 1440p 240hz (255hz OC)
I am a software developer and work from home 4 out 5 days a week, most of the time which will be spent on the monitor (work MacBook). In the other time I like to play mainly Battlefield 6 and CS2 and on some really big occasion a story game.
Saw a lot of videos where BF6 could barely put up 60-70fps on 4K. 1080p is fine for CS2, but I am not sure if I want to play every game on 1080p just to get more FPS. To be honest I had a gaming laptop before that so I am not too good with DLSS and stuff, but even with it BF6 gets barely 90-100fps on 4K.
Is this normal? Am I better off with a 1440p only monitor? Are such dual-mode monitors good? Will 4K with DLSS, FG and lower settings look better than 1080p ultra?
