3 Week Trip - Itinerary Feedback?

Hi! I'm looking for feedback on a 3 week balkan itinerary. My girlfriend and I considering going on this trip in early September. Itinerary is below.
I'm mainly looking for a sanity check on timing in each location and logistics, so any thoughts or suggestions are welcome, as are any recommendations for things to do in these areas.
I'm happy to answer any clarifying questions.

We're planning on using a mix of busses and private transfers (Dubrovnik to Kotor, and Kotor to Tirana for transfers, ferry from Saranda to Corfu and a short haul flight from Corfu to Athens where she has family). We're not planning on renting a car, but one of us can drive if necessary. We're both US citizens in case it's relevant for matters for border crossings, but I didn't see any visa issues when I checked.

If you listen to me, I can only speak about Albania: 3 days in Tirana are not worth it. No, Tirana isn’t that bad as a city, but for a tourist, one day is enough to visit it. On the way to Saranda, you can visit Berat and Gjirokaster and spend a day relaxing in Himare, a very beautiful coastal town. Then you can come to Saranda and explore both the city and the nearby coastal villages, including Butrint.

unpopular angle here but your albania portion looks rushed compared to the rest. two days in tirana is fine but saranda deserves a bit more if you want to hit ksamil or blue eye. most people overpack croatia and underpack albania.
when i did a similar balkans route i used Zenvoya and it flagged where my timing was off. rome2rio is decent for figuring out bus schedules manualy but it wont tell you if your pacing is actually realistic.
