1981 Islander Freeport Center Cockpit 36

I've been thinking of buying this boat for about three years. I just haven't pulled the trigger based on cash flow and I haven't reached the full potential of my current boat. It's on the hard, recent upgrades with a receipt from the yard, broker shared an insurance survey conducted last year that has the boat in good condition in all respects, just needs the mast installed and away you go.
I know why I haven't bought it yet, but, why hasn't anyone else? What do you all know that I don't?

They sold 150 of these with Pilot house: https://sailboatdata.com/sailboat/freeport-36-islander/
Added note here on this page:
Beside the 2 layouts depicted here, there was also a rare center cockpit model.

Yeah there were like 6 made I think. They were thought to be good for chartering but it didn't take off.

Don't trust that insurance survey. An insurance survey is just a check to see if a boat is insurable. Plus ... dude. The broker is your enemy, he's got a fiduciary interest in selling this boat. Don't trust anything he shows you.
