At my marina, the owner told me he is making more money buying up boats with bad motors, towing them to his marina, and renting them out as "waterfront AirBnBs". He gets closer to $200 a night.

I know a guy with a similar business model. He has a convenience store and a pizza over, sells Liquor. He’s got a tug and marinas call him when they want to get rid of a boat. He gets paid for disposal, does a little work on it to make it livable not seaworthy, and rents them monthly like apartments. The marina is hardly accessible due to water levels so he anchors the derelicts and tows them in when the water is good.
His clientele is closer to homeless than yuppies staying in air BNB but he’s making money. It’s a trailer park for drug addicts on the water.
He was renting a Catalina 27 no heat, no water, $500 a month, cash.

Well this marina might be close. in theory they have 3' of water. But that is at best, and only in a narrow channel that shifts daily in unknowable and unseeable ways. Unsurprisingly, I am his only sailboat customer and getting in/out of the marina is some high anxiety.

I just looked for about 2 minutes and couldn’t find a SINGLE room for rent for less than that in San Diego. Maybe they exist, but the going rate seems to be about $1200 if you want a room mate, or $1600 if you want a shitty studio.
Is it the year 2010 where you are by chance?

Try doing a more fair comparison. Look for a room for rent with a creepy old roommate, make that room probably about 12 square feet, and make the room regularly change locations to the point that you can't live there and also have a job.

Heh. If there’s one place on earth that is most definitely NOT pervert free it’s the bathroom for the “public dock” he’s talking about on Shelter Island. Last time I docked there coming back from Mexico someone had torn off all the locks on the stalls and shower door.

The Police Docks. I refuse to enter the public restrooms there. Over the years, I’ve called Harbor Patrol 3 times due to derelict encounters for one reason or another. And I’m a reasonable person.

It's San Diego, so you pay for a mooring from the city. Lots of trashy boats that haven't moved since Obama was president floating out there with people living on them. This Craigslist post if likely one of those boats.

As I understand it, there is a capped percent of boats that can liveaboard full time at the CA marinas. The rest are limited to Friday-Sunday sleepover. Each marina has its own culture of enforcement. Think HOA Karen videos on YT.

Thirty years ago, I moved to Los Angeles and lived on a boat for two months in Marina del Rey. it's everything you want it to be, including showering in the boathouse.
