Sunday Brunch and/or very good breakfast spot in White Rock Lake / Fair Park area?

We will be watching the marathon at 10am around White Rock Lake on Sunday, and want to go to breakfast/brunch after... We will be by the Arboretum, headed down toward Fair Park. Sunday Brunch (or just good breakfast) options? Maybe in Deep Ellum area? Or maybe back toward Arboretum? Thanks.
