MAA Addison circle - honest reviews/experiences

Considering MAA addison circle. I'm 28F getting a 1B1B. The location for MAA is great, they also have good floor plans and prices. I'm seeing really mixed reviews on google though. They are either really great or terrible.
If you've lived there or know personally, what's the deal? Also, is it safe to live for a single female? would it be a bad idea to get a 1st floor apt facing a street?

Have lived here the past 5 years. Safe af tbh. 1st floor is fine. Can get a little crazy when events happen but not anything worrisome.
For a 1br1ba, check out Cortland Apartments. Someone I play basketball with just moved cuz he said it was a better deal

I'm here now and want to leave when my lease is up. I moved here in 2020 and i enjoyed it despite the elevator being down for like 5 months. I got an ESA dog in 2022 and gave them the paperwork along with my apartment application (I was moving to a different unit) and everything was fine. Now in 2025, they claim they never had the ESA paperwork and when I gave them new ones along with a verification form that they wanted my provider to fill out, they kept denying it. At this point, its not even about the money for me (even though this clearly seems like a money grab for them) but its the principle. Every time they would give me an update, its always when rent is due, even though the letter they send me is dated a few weeks before. So they would know early on but notify me when rent’s due and say “sorry for the delay” and “if you want to submit additional paperwork send it so we can forward it to the ESA facilitator”. I asked if I could speak with them directly to see what I'm missing and they said no. Besides that mess, my new unit wasn't move in ready when I moved in. The laundry room door wasn't attached, the last resident left something stuck on the bathroom mirror (I can't get it off) and they won't replace it. I recently found a hole in the baseboard and I only found that because water was leaking from it when it stormed. Also some people in the office will have attitudes so its a headache when I need to call the office for a question because I already know they're either not going to answer, or possibly answer the phone with an attitude depending on who picks up. I'm currently on the top floor and experienced a lot of leaks when I first moved in which caused my fiancè to throw away some of his shoes since we weren't initially aware of the leak in one of the closets. I feel like the maintenance people are tired of coming to our apartment but it shouldn't have that any problems in the first place and we haven't even lived in it for a full year yet. My previous units at Addison Circle were fine besides the elevators not working like I previously stated. If you move in, get a front door camera because at one point there was a man going around the buildings stealing people's packages. It’s a nice community/area but I would like to live at the places in/near Addison circle that aren't owned by MAA.

I’m not sure yet honestly. I’m working with an apartment locator, but I since my lease is up in December, we can’t really start looking at places until next month since that’s when complexes would usually start posting their December availability

The parking garage is a mess, and alot of break-in’s. They are not helpful with cameras, a lot not working.

My husband and I lived in Addison circle in building 2, facing Addison Circle Park. We loved it, but we didn’t have a lot of problems and didn’t really deal with management a lot. They have high turnover at the main office, so it can be difficult, but we were pretty hands off. We LOVED living there, but it does get crazy when events happen at the park cause they shut streets down and entrances to the parking garage. I would recommend living in a building with a parking garage attached. We lived on the 3rd floor and wish we would have gone for the 4th floor bc upstairs neighbors are the worst. I felt safe, the streets are lit and the little parks are lit until like 10. Let me know if you have any other questions, but we did leave in 2022 cause we bought a house.

My boyfriend lived at MAA Addison Circle for 2 years. He personally had issues with management and thought the office to be a bit unresponsive/handled his moveout poorly. The elevator in his building (east of Lewis Pl) was always broken often for months at a time, so it might be more convenient to get a 1st floor apt lol.
However, Lewis Pl is also a noisy street on weekend nights because all the visitors who are going back to their cars parked in the garage off that street, and the walls were quite thin. So if that bothers you might consider not getting a street facing unit. There was nothing else wrong with the unit itself though. Plus the location is actually pretty great, esp now with the Silver Line opening soon.
From a visitor perspective - overnight parking on Lewis is always filled up on weekends, but there’s always parking for guests near the townhomes and garage on Spectrum Dr. It’s a short walk but that part of the area is quiet/safe at night.

I went to my cousins MAA apt in Carrollton and the hallways were nasty. They have so many properties they can’t keep up.
I live at Andalusian gate forever. They are top notch.

I'm on my second MAA property. I have nothing bad to say about management. I would not stay in a first floor apartment, at some point you'll hate your upstairs neighbors.

I moved to Addison 4 years ago and MAA is one apartment that I toured. At the time it wasn’t a great experience - the agents just gave me a key and a vague map of where the apartment was, and just left me to find the place and walk around it myself. At one stage I went through the apartment complex to find the elevator and there was a burnt out sofa in one of the corridors. Didn’t give me a great first impression. I ended up viewing AMLI Addison (just up the road from MAA) and I found it to be a lot better… quieter, better facilities, more helpful staff etc. I’ve been there since.
