Hi everyone, I’m considering an already-built M/I Homes property in the Sanderos community (Fort Worth, Saginaw school district). It’s currently listed with a $40,000 discount. I don’t have kids yet, so the school district isn’t a big factor right now.
However, I’m a bit worried about M/I Homes’ quality. If I avoid this new build because of quality concerns, wouldn’t buying a pre-owned M/I home have the same risks? On the other hand, there are some beautiful pre-owned homes here built by DR Horton and Lennar. Between M/I, DR Horton, and Lennar, which builder is generally considered the weakest?
Should I grab the discounted new build, or focus on resale homes from other builders?

MI home always have good discounts. One mod my clients is looking at them in north Ft worth and they are about to get a hell of deal!

Unfortunately any home built since about 2010 are pretty low quality….even the more premium builders. I’ve been doing inspections and in the construction world for awhile and things are built quick and cheap.
I would say DR Horton is the weakest, but honestly they all use the same material and subs, so they are all pretty similar builds.
Most of the core of the homes are going to be ok and won’t have to worry about any major issue as long as you do a thorough inspection. If you are somewhat handy, YouTube will teach you everything you need to maintain, fix or upgrade the low end stuff the builders did.

Thanks for the insight! If most builders are using similar materials and subs, would you say it’s smarter to take the $40K discount on a brand-new M/I home, or go for a well-kept resale that might already have upgrades? Which option usually ends up being less hassle and better value long-term? The new homes have lower interest rates as well

I personally would go with an older home because it will have better bones, but upgrading to modern finishes can get expensive so it’s a trade off.
