I also know of someone who bought a house a few years ago and is making it a dorm for 15 or so college students.
This has been happening for decades too, at least in the 90s I kept hearing the same thing about specific immigrant groups. It makes sense too, like you said, sharing a room with 5 other people is Canada is a paradise compared to escaping the shithole they called home. And I don't blame them, if I were in their shoes I'd do the same.
All in all, housing has been artificially turned into some "guaranteed investment" by ensuring supply is scarce enough and demand remains high. As long as this will be the case, you'll have every type of investor looking to get a slice of the pie. Especially since it's 0 risk and guaranteed high returns.
If I understand correctly, people were putting downpayments on condos during the pandemic and selling them around key handover for much more. And repeating the game with each condo they sold. And now some are underwater and can't even get approved for a mortgage for the condos that they hold but can't sell no more.

You mixed up your countries. Canada is one of the worst countries to try to economic arbitrage in. India is much better. The stats claiming immigration causes rent increases in Canada are trash and cherry pick municipalities to support the argument. If you were to claim that Canadians were causing Indian rent prices to go up there might be a better argument due to Canadians having similar geographic arbitrage advantages like that of the US. Honestly I think every time one of those specifically caste-based renter posts comes up, that person should not be able to rent anymore. Period, full stop. You can own all the property you used to, but you can't actually rent it. And for good measure, you can sell it to a relative if you want, but they can't rent it either. Just prevent that loophole before it ever starts.

Our government is stupid but this isn't real, or more specifically these are separate problems being exaggerated and conflated. Some Ukranian refugees were taken advantage of by predatory guys who offered them a place to stay--and it's true that a ton of landlords in major Southern Ontario cities are Indian--but there's no large-scale (let alone endorsed) phenomenon of this specific nature going on that I've heard of.
