Apartment recommendations in Addison, TX

I’m a 30+M working in the Addison/Carrollton area and looking for a 1 bed/1 bath apartment nearby. Budget is around $1400/month. I know that’s not huge for the area, but I’m hoping someone has solid leads.
What I’m looking for:
- Tech-friendly (reliable internet, cell reception)
- Good maintenance team (not ghosting on basic requests)
- Quiet and well-built (don’t want to hear my neighbor’s TV or footsteps)
- Not a high-rise with 7+ floors — carrying Costco luggage via elevators isn’t fun
Places I’ve already checked:
- Tuscany Square: Budget friendly, but super old. Floors creak, insulation is poor, feels like summer will be brutal.
- Dallas North Park: Decent, but over budget and lacks small finishings like glass-top counters.
- Brookbend: Layout is okay, but zero greenery. Feels dry and too cramped, with paper-thin walls.
- Vitruvian: Haven’t toured yet, but I’m not keen on mega high-rises.
If there’s anything outside Addison/Carrollton that meets the vibe and is worth it, I’m 100% open to exploring outside of Addison/Carrollton. I just want something peaceful, well-maintained, and livable — without compromising safety or basic quality of life.
Appreciate any honest recs or “avoid at all cost” warnings.

Check out MAA Addison circle. Some are updated and some aren’t; some have elevators and parking garages and some don’t. They have a zillion different options and layouts within your budget though.

I have a really long story with my electricity billing...but i left one of the most recent Google reviews on their profile if you want to check it out. ultimately the building is just really old and falling apart. Not worth the price when you can find brand new buildings for around the same price.

Sorry to hear :( Mine was fine and the maintenance team would come within 1-3 days. At least when I was looking, there wasn’t anything in the park area that came close to the price / amenities. But also def depends on what people prioritize!

There is a new complex being built right across the street, so I'm hoping I can secure a spot there because I love the area!

Hey thinking to move in Addison I could only find MAA and Cortland ! Since cortland is going downhill, do you recommend any other apartments in that neighborhood? What’s the name of the new complex ?

Look at the condos around 635 and inwood. I got a 700 sqft condo for $1100 a month at the complex I'm at, and I've seen some going for cheaper.
