Is there something horrendously wrong with the guy other than being Muslim? Not an American.
TheThalmorEmbassy@reddit
Buncha pie-in-the-sky leftie bullshit about how he's gonna give everybody a raise and make public transportation free and subsidize all of the housing and do all of this without raising taxes
ezz_9@reddit
He did say he would raise taxes on the Ultra wealthy.
TheThalmorEmbassy@reddit
Yeah, and they'll totally pay those taxes. Ultrawealthy people always pay 100% of their taxes; they totally won't find loopholes or move outside of city limits or just not fucking pay
jarisius@reddit
if you tax the rich too much and if they are forced to pay, wont they just take their business to somewhere else
ezz_9@reddit
Yes tax heavens exist but you don't see many European companies leaving their country and moving to Switzerland, that's because they don't (not all of them at least) tax your business directly they tax your property which can't really be moved unless you move completely out of the damn country. European countries generally have way fewer usable spaces compared to the US but didn't really suffer from this issue up until 2008.
_witness_me@reddit
That's because they just headquarter in Ireland instead and enjoy its incredibly low corporate tax rate by charging offices in other countries for "services".
AudeDeficere@reddit
That loophole will be closed eventually. Everyone knows about it. Nobody common is happy with it. And we still live in democracies. The idea of wealth detaching itself from civilization must be stopped before it leads to grave suffering.
_witness_me@reddit
One day sure, but it is a very real thing and has been going on for decades with no end in sight. This is despite RoI being part of the EU which absolutely could force changes if it actually wanted to.
?? No one in RoI is going to vote to change this because those businesses will just move. Despite low corporate taxes, some money is better than none.
What in God's name are you on about.
AudeDeficere@reddit
To cut a long story short - I am saying that we are inching towards civil war because fundamentals aren’t working right. Stagnation works out well enough until the pressure starts to mount. Right now I can often enough count the parties who like and consequently want to preserve the status quo in single digits. That’s the thing with decades where nothing changes - it’s like the Arab spring. Or 1848/1849. It always seems very stable until it doesn’t because nothing has happened for far too long. I am not talking about votes. I am talking about the way people see their place. What they expect. And what they have been taught about their own ability to shape the world. I am not saying that all this will happen - just that it’s getting more plausible since, as you said yourself, nothing is changing. Look at young men. One of the most volatile groups of society. ,any of them are already angry. Sooner or later, some may get the idea that they no longer want to see nothing happen.
_witness_me@reddit
Skipping over most of that which isn't relevant to anything...
Boards of companies have to approve pay deals. These are agreed in advance & have conditions that are related to company performance. Not one single thing is stopping anyone leaving a company if they don't like how much the CEO is paid. There's no link between this statement and any part of the rest of your article.
??? politicians not interfering with private sector pay deals is right and proper.
It's literally nothing like it in the slightest.
Same again.
Sounds like you need to get off the internet and spend some time outside.
AudeDeficere@reddit
Skipping over most you don’t deem relevant... That’s why you think the way you do. Of course people can just going to quit and manage to compete with multi billion dollar companies that can bribe the entire governments to rule in their favour. Theoretically everything is possible. In real life? Not so much. No link between a board approving 165 million to a single man and social inequality rising causing tensions that have directly caused an entire party to run on the idea of making the USA great again?
Politicians should not interfere with private pay deals? That’s how we got communism and the entire rat tail of consequences that single instance provided. Because business was just allowed to run however it pleased. Little kids in dangerous factory positions. Workers crammed together in tiny flats like cattle. The good old days before the pesky days of interfering.
Oh? Are we not living in an era where the elite is occupying almost all avenues that can generate a living? Where all over the west the idea that growth for them is the same as growth for us is being perpetuated while critics of the status quo grow stronger in almost every single election cycle? In France, the UK, Italy, Poland, Germany, the USA? Where the modern patricians have isolated themselves from any consequences, waging wars their children don’t participate, paying themselves obscene amounts of money and trying to justify their greed with outdated believes?
Perhaps you ought to study the fall of the republic when populists fought with the patricians. It’s quite insightful. Of course, it’s not the exact same thing today. But I can detect a similar rhyme without trouble.
Really? Trump starting trade wars left and right that stand to benefit the established US-elite but not the people because they maintain their status quo but don’t help the common people - that’s not a French king waging war to improve his power while his people suffer and he has to raise the taxes to finance his decisions? Perhaps you really don’t see it but go ahead, look into the 7 years war yourself, see how it all played out, hear the arguments, see who was speaking and who was dying. The writing is on the wall.
Go ahead, see if you can’t find the irony between a man who promises to bring home the manufacturing jobs while his own peers have paid themselves hundreds of millions and see nothing wrong with it.
Just becsuse something is legal, it’s not good or right. The king of France was chosen "by god". When they dragged him to the guillotine as he had conspired with enemies of his own people one too many times to regain power, do you think he wondered about god not being strong enough to sustain the legal system that had supposedly enshrined him and his children on the throne of France for eternity?
Do you see what I am saying? I am not just arguing legality, I am arguing about justice, not the kind that only affects a tiny amount of minorities but the one that’s essential to keep society functional. I am opposed to the kind of excessive greed that has created systems like my own where loans have effectively not risen since 2016 while our beloved chancellor deems it necessary for us to work harder so we may help him and his friends to make a few more millions we will not ever see, where the old get everything while the young fight for scraps, where wealth is more often than not inherited and not earned.
_witness_me@reddit
>Skipping over most you don’t deem relevant... That’s why you think the way you do
You're right, I'm not a fan of pointless ranting with no relevance to what's being discussed.
>Politicians should not interfere with private pay deals? That’s how we got communism
You've got that completely the wrong way round.
>Oh? Are we not living in an era where the elite is occupying almost all avenues that can generate a living?
Not in the slightest. "The elite" are of course employed across *all* industries, but they don't monopolise them.
>waging wars their children don’t participate, paying themselves obscene amounts of money
This has happened since the invention of city states. Name a single private sector billionaire who's ever started a war.
>Of course, it’s not the exact same thing today
It's not the same at all.
>Trump starting trade wars left and right
There was one salvo of tariffs, not a war. Trump got most of what he wanted & everything has died down since. More hysteria.
>The writing is on the wall
Randomly posting things like this doesn't strengthen your argument; it does the opposite. You can't actually draw a single real parallel so you make silly claims throughout and hope something sticks.
>while his own peers have paid themselves hundreds of millions
Why should a wildly succesful private business owner not be reimbursed according to free market principles? Pure politics of envy.
>Just becsuse something is legal, it’s not good or right. The king of France was chosen "by god"
Fine, but we're talking about well established market principles, not birthright divinity. The two are wildly different.
>Do you see what I am saying?
Yes, you're 12 years old and have just discovered that the world isn't fair. It never will be. You need to learn to accept this and make something of yourself instead of crying about it.
Grouchy_Vehicle_2912@reddit
If they have their wealth tied up in NYC real estate, how are they just going to "take their business elsewhere"?
And even if they don't, why would they ignore one of the country's biggest markets wirh over 8 million people, just because of slightly higher taxes?
This is just neoliberal propaganda. It doesn't work like that in real life. Many of the richest US states also have the highest corporate tax rates.
JustCallMeChristo@reddit
You can move your company headquarters and receive tax breaks.
Thus why Foot Locker moved its HQ from NYC to Florida.
AudeDeficere@reddit
That’s why you need national and eventually globally enforced policies. It’s a sin against the ancient duty we all bear from the day of our birth to try and weasel one’s way out of contributing to the common good offered by civilization. Good kings don’t solely rule to fill their pockets. Only tyrants do. And let’s not kid ourselves. When the elites are so wealthy while both sides campaign on making the USA great again, this is an issue of spoils that are only possible in unison not being shared as well as they should.
JustCallMeChristo@reddit
I think most of this can be solved with a restructuring of how taxes are distributed to the government.
I’ve long held that it would be better for everyone if the money stayed locally 70%+ of the time. Meaning, when you’re taxed the money doesn’t go to some obscure thing like Social Security or Medicaid that a random person across the nation will use. It should instead go to the roads, traffic lights, nature preserves, local markets, and more that are LOCAL. The money spent should also come with receipts, so you know exactly where your money is going. This way, every person can directly see and benefit from the contributions they made to the government through taxes.
This would also incentivize cities to be more competitive, because people of all income brackets will move into the cities who know how to spend their taxes well — and it would create a positive feedback loop where the good cities would balloon in size and keep growing the amount of money they have to spend, which then increases the amount of people that want to move to the city. Eventually, the city will become prohibitively expensive to live in due to supply/demand.
The converse will also be true, if you have a city that doesn’t know how to spend money wisely then the people will leave — because they’re not seeing the benefit of their money taken.
I believe a lot of the problems of ultra-wealthy people not paying their fair share could be resolved by having them share in the benefit, meaning the government should keep the taxed money as local as possible. This would make the taxes feel less like theft, and it would also help bolster the ‘capitalist’ foundation of our society because the poorer locals would likely have a much more positive view of the ultra-wealthy due to their contributions to the town. People would literally be able to walk around and see roads, sidewalks, court houses, jails, parks, and art that were paid for by the taxes that the ultra-wealthy contributed. If everyone had receipts for their taxes, it would also be public knowledge how much everyone contributed to different things in the town.
I honestly feel like that is much closer to the America that the founding fathers intended.
AudeDeficere@reddit
Certainly an interesting pov. Thanks for the ideas :)
That_Guy381@reddit
“neoliberal”
sir, these are reactionary racist right wingers. Neoliberal doesn’t mean “things I don’t like”.
Grouchy_Vehicle_2912@reddit
The argument that we need to lower taxes because otherwise businesses will leave is very much a neoliberal argument. Do you know what neoliberalism is?
And I don't see what racism even has to do with this topic. "Racist" also doesn't just mean "things I don't like".
Krunkbuster@reddit
The moment it makes sense economically to up and move, they will. At least corporations will, because they have a responsibility to maximize shareholder value. Unless they can’t move for some artificial reason like an authoritarian government or successful boycotts (this is living in fantasy land but could conceivably happen)
Grouchy_Vehicle_2912@reddit
Okay, but my entire argument is that it doesn't make sense economically to move over a slight tax increase.
Good luck building your next corporate HQ in Bumfuck Alabama where you have zero reliable infrastructure, only get poorly educated unhealthy workers and are 1000 miles removed from the national and international center of capitalism.
McBlah_@reddit
Lots of corps left California to go to Texas. It does happen and has impacts.
That and Alabama is literally home to rocket scientists and high tech rocket factories so your middle of nowhere argument seems short sighted.
bigGoatCoin@reddit
That exists due to government welfare and handouts. If we had an equalized state transfer system many red states would be quite screwed.

Truly terrifying stuff. I’m sure Trump himself can’t wait to move his hotels elsewhere
Nathan_hale53@reddit
Its because regards like that dont actually look into policy lol
syncdiedfornothing@reddit
I'd say we're sure because we have the numbers. Maybe you aren't sure because you're talking out your ass with no knowledge.
TheDanLopez@reddit
It's 2% on income over $1 million for people and a raise of corporate tax to match New Jersey's 11% for corporations. It really isn't that much.
Winter_Low4661@reddit
That's what a lot of New Yorkers and Californians have been doing for years now. Especially during covid lockdowns.
jarisius@reddit
yeah i suppose so, "tax the rich!!!" is not a good policy at all. might as well be go all communist and nationalize everything
Winter_Low4661@reddit
Then they leave the country. So you put up an Iron Curtain forcing them to stay. And then they don't bother making any money, because what's the point? And so you end up pretending to pay people for pretending to work.
Cobalt81@reddit
Because this totally actually happens in real life
_witness_me@reddit
It's happening en masse in the UK right now.
Cobalt81@reddit
TIL.
Winter_Low4661@reddit
Yes.
Cobalt81@reddit
In some places, sure, but in the US we once had a 94% tax on the wealthy, which was lowered to 70% in 1965. The wealthy back then were not leaving the country, they were just fine. So while it has and can happen, it is definitely not a given.
Winter_Low4661@reddit
That was to help finance WWII. Everyone had to chip in. People were collecting scrap metal for the war effort. No one was fine. People put up with it temporarily in order to win the war. You make it permanent, you're going to have a lot of problems.
Cobalt81@reddit
It wasn't lowered for 40 years in the 80s. They were just fine. The notion that the wealthy will "stop working" because they can't make anymore money is laughably naive. Idk why you're so beholden to them. If they want to leave, let them. Someone else will take their place.
Winter_Low4661@reddit
It wasn't at 94% either.
Cobalt81@reddit
It was.
Winter_Low4661@reddit
You were talking about the 1980's just now, so no. That's a lie. The tax rate was only at 94% from 1944 to 1944, only for the exceptionally wealthy, and only because of WWII.
Cobalt81@reddit
I never specified it was only in the 80s you regard. All I said was that the highest ever was 94%.
At least now I've got you to admit you were wrong and I was right. Lmaooooo
Winter_Low4661@reddit
No, you didn't specify at all because you wanted to trick people into thinking it was at 94% until recently. I reminded you it was for only 2 years to finance WWII, invalidating your point. Then you said it didn't go down until the 1980's. This is a lie.
I'm not wrong. Denying individuals the opportunity to make money for themselves destroys their motivation and so they leave the country. Nobody steps in to replace them because they can't. Then the country is broke and the government resorts to coercive measures to stop anyone from leaving. That's what the Iron Curtain was. That's what the Berlin Wall was. They shot us. They sent dogs after us. They falsified maps so we would drown in bogs.
Cobalt81@reddit
Just because you can't read means I lied. You're conflating regular people who can't make money to people with hundreds of millions of dollars. All I've learned from this conversation is that you're a Russian bot.
Winter_Low4661@reddit
You're the Russian bot. You are a liar, you're the one doing the conflating, and you're denying actual history.

No. It costs WAY more to completely move their business than it does to just pay a little more tax. Plus, it would be a ton of work for them, that they would t really be able to delegate.

From what I saw of him, he wants to increase takes mainly on the property of the ultrawealthy and not their business. They can move their businesses as much as they want as long as they have a property in NYC, it will get taxed and damn near all the wealthy mfs have something in NYC.

dickdicksonesq@reddit
Yeah but the ultra-wealthy don't have billions of dollars just sitting in their checking account. Net worth consists of far more than just liquid capital. They also have some of the best tax accountants and attorneys that money can buy at their disposal to help them maximize losses and deductions.
snrup1@reddit
A lot of billionaires even have a family fund that is professionally managed.
ezz_9@reddit
While you are not wrong I think you underestimate how much they can actually spend from the amount of money they have accumulated, they can and they do spend fuck ton of money.
Yes, and taxes are not based on that and the property tax isn't based on that either, also from what I saw from him he is planning on a 2% tax increase. I think they can afford that from their liquid capital.
I agree with that, which is why in my opinion increasing taxes on a state level isn't a real long-term solution and the federal government needs to have a look into the laws and how to plug the loopholes those ultrawealthy use.

Arrival_Joker@reddit
I don't agree with rental controls past a point, but still, not enough to justify the outrage around him tbh.
TheOneWhoSlurms@reddit
Rent should be strongly tied to property tax and operation(If it's an apartment) costs.
For example, if I rent a house that the landlord has a 30-year mortgage on for $1,500, rent can be adjusted within a percentage variance of that where you can only charge a certain percentage above the mortgage payment. And unless that mortgage payment changes, the rent remains the same.
For apartments it would be something closer to rent being calculated based off of the property tax, maintenance costs, average water, average electrical, and front office worker wage of the previous year of operation. The full cost breakdown for the owners of the complex should also be made publicly available
Arrival_Joker@reddit
I love hearing about countries with proper rental laws. Mine has nothing. Most landlords just kick you out when they feel like it and fleece people because there's always a sucker willing to take it.

Barely being able to string a coherent sentence together, for a start, perhaps most exemplified when she tried talking to children about space.
A hypocrisy that puts Trump to shame (hard on crime by being incredibly soft on crime); claiming that Biden was sound of mind despite absolutely knowing he wasn't. In charge of the border but never even visited it once.
No real achievements of any kind whatsoever. She held some offices in which she appeared to have no visible impact, just taking up space until she was promoted for no reason whatsoever. Biden is on record explicitly choosing her due to immutable characteristics, nothing to do with competence.
She's an empty shell of a person without any conviction other than railing against her political opponents. A terrible option for leader of the free world.

beefsquints@reddit
Did fox news tell you that?
McWeaksauce91@reddit
Nope, my family who lives in New York tells me.
beefsquints@reddit
Oh, they don't want you to visit. Makes sense.
McWeaksauce91@reddit
lol, sick burn!!
beefsquints@reddit
Yeah, you're making my point. The most desirable places are inhabited by the ultra wealthy. Rural areas are cheap because they suck and no one wants to live there. Are you just so filled up with conservative talking points that you forgot about supply and demand?
Maxbonzoo@reddit
Because NYC is totally 8 million ultra wealthy people ok. And there's nothing cheap about NYC at all
beefsquints@reddit
The poorest person in NYC has to make enough to live there, which means they make more than the average person in a red state. Sorry reality is so hard for y'all.
Maxbonzoo@reddit
Homeless no longer considered people?🤔 based?
beefsquints@reddit
They don't really factor into the cost of living and are not counted in any financial statistics. Red cities are also full of homeless people at very similar rates.
Maxbonzoo@reddit
Bro has red cities rent free in his hes lol who even mentioned those places?
"NYC is a shithole"
"Erm we make slightly more money than those right wingers though!"
Like ok? Not that this really matters but even if they make more money(assuming billionaires arent counted since they inflated average wage a lot if included) they also have to spend a lot more of their money at the same time on everything cause they live there. Balances out.
beefsquints@reddit
You completely missed the point. NYC is expensive because people want to live there. Red states are not because people do not want to live there.
Maxbonzoo@reddit
This isn't an argument at all. If youre gonna claim that then give a connection. When people say they wanna live in some shithole like that or LA its cause its already considered a "high class" high level of living place. Not to turn it into that.
beefsquints@reddit
What? Give an example of what you're talking about?

schmitzel88@reddit
$1m ain't getting you a penthouse, maybe a modest 2br at best. Also you still have to take the subway everywhere and might not even have in-unit laundry.
The_Schan@reddit
You have the wrong mindset, with a million dollar penthouse you WANT to see the bum shitting on the doorstep because every time you walk by you can tell yourself how much better and successful you are than them. Maybe spit on them occasionally, idk. Anything to feel superior.
beefsquints@reddit
Then you can't fathom living in a city. I can't fathom living in a rural or suburban hell where I have to drive thirty minutes to eat at a fucking chilis. Cities are not a good place for internet loser shut ins but they're awesome for people with actual hobbies and interests.
thisguy883@reddit

beefsquints@reddit
The fact that it would cost $5,000 a month to live like that in New York is proof of how desirable it is.
JDLRosa223@reddit
It’s proof of overpopulation and lack of supply. If you have a job in NYC, and it’s a 2 hour one way commute from somewhere nice or a 10 minute walk from a shithole, believe it or not most people will take the shithole

Why don't they just go somewhere else if it's so shitty? If you can be employed in a competitive market like NYC realistically you can be employed anywhere in the US.
JDLRosa223@reddit
While true for some professions, others are essentially locked to major metropolitan areas. My issue is more with cities as a whole and not new York specifically.
They all share outrageous prices due to location and proximity above all other merits, which I think is a bit silly. Cities definitely have their high points, but living 30 mins away gives you 90% of the benefits while missing 90% of the issues
beefsquints@reddit
I don't think there are a lot of finance bros itching to leave the city.

Not really. It just shows where the money/jobs are concentrated. NYC is the “#1 city” aka least shitty city in America. Would I live anywhere else in America? Fuck no, they’re even worse than NY is.
cpcpcp45@reddit
being able to get a job somewhere does factor into desirability, yes
mookyvon@reddit
You got a point there wagie. Only thing keeping me here is my high paying job. Doesn’t change the fact that NYC is a shithole that peaked in the 1990s.
MJisaFraud@reddit
Still better than any and all red state cities.
beefsquints@reddit
Without question.
beefsquints@reddit
There are only a few cities globally that are better. Sorry you have to hate good things to justify your shitty life.
MrAbomidable@reddit
Maybe move to Queens instead of Manhattan. Oughta solve that issue.
TypicalMootis@reddit
I'm not going to argue against your statement. But I'm going to say that I personally think big city livers are suffering from some fucked up form of Stockholm Syndrome. I live in Cali, and the people that live in the greater LA area and the Bay Area are out of their fucking minds, and seem completely oblivious to how disgusting their environment is. Last time I was in San Francisco I could not get over the fact that the air itself smelled like shit, but no one on the job site knew what I was talking about because they were all locals
beefsquints@reddit
I think that about small town and suburban life. Oh cool, miles of desolate bullshit only connected by highways. When you get to somewhere it's the same five stores copy and pasted into a shitty strip mall. To live somewhere with cool nature is also stupid expensive.
TypicalMootis@reddit
I'm not trying to advocate for Rural living either. But cities with a population of less than 200k are infinitely better than major cities were humans are stacked on top of each other like crabs in a trap
beefsquints@reddit
It really depends on their public transportation situation. I love in Asheville, NC which is exactly what you're talking about but if it wasn't beautiful beyond all reason here, the city itself has very few actual city benefits. Terrible public transport, the city is dead after 10:00pm, still a ton of homeless etc.
TypicalMootis@reddit
Isn't the National Guard still guarding the New York subway? I'm not opposed to streamlined public transport, but what's the point in having easy access to the tube if you have to worry about getting mugged every morning? At least in my car I have a mobile shield and I can carry
beefsquints@reddit
I assume they are but it is also true that NYC is seeing a large reduction in crime rates.
Searril@reddit
"Large reduction in crime rates" he says, while violent crime is roughly 20% higher than it was just a short 3 years ago, which itself was still higher than it was during the last half of the 2010s:

beefsquints@reddit

Jimbenas@reddit
That’s sort of the beauty of it. You get left alone. You don’t have to wade through tons of traffic (or homeless if you walk). If you need anything big, there’s usually a city an hour away or you can just order it in. Unless you’re shit at planning or love going to overpriced restaurants and bars, it’s a lot better life. Not everybody needs 60 gorillion stores to consoom from.
beefsquints@reddit
You don't get left alone unless you completely isolate. No one even knows who you are in a city, it is actual anonymity. It's not about shitty stores or uninspired restaurants, that's what exists in rural and small cities. New York has actually amazing culture, iconic places, and top notch everything. I get different people want different things but your whole image of NYC is something you made up. Where is the closest Michelin star restaurant to you? What about a world class art museum? If you wanted to see a Broadway play, how would you? How many cool independent stores are in a rural shithole? Have fun with dollar general and subway.
Jimbenas@reddit
I’ve been to New York and it’s just the same shit but people pretend it’s fancier. I don’t give a single shit about a play or Michelin diner. Couldn’t give a fuck about looking at art. Oh wow, a painting, crazy. I’ve seen a million of them. I don’t need independent stores to buy bullshit trinkets either. If I want that I can just go visit a nearby city.
Can you go ride ATV trails in your backyard? Can you take a small boat out with a couple buddies and fish on the river without being around a million other people? Can you do a burnout in the middle of your road? Can you shoot empty beer cans in your backyard? You also don’t have to share walls and can have a nice amount of property to dick around on.
beefsquints@reddit
Rednecks do love redneck things. Thankfully it's all basic shit so you don't have to pay for any of it. I grew up in the mountains of Colorado so I get what you're saying but that shit all got so boring after a few years, I'm glad you're happy with the simple shit but we can't all be basic bitches.
Jimbenas@reddit
I guess so. I spend most of my life working, taking care of bullshit, or bullshitting around with friends. When I want to be cultured I can go drive to a city, but generally I like my space. I’m glad the city exists so I can go visit and I’m sure for city dwellers it’s vice versa. My only issue is with people trying to make the countryside like the city.
beefsquints@reddit
Who is trying to do that? Also, if they succeed sell your house for a huge profit and move to a still a cheap rural area.

I cannot see a way beyond those 3 awnsers so I'm asking honestly but in a cheeky way.
cysapien@reddit
None of the above. More grounded, and evidenced empirically. In brief, generational wealth (power), indoctrinatation and nepotism.
Overcoming confirmation bias and lack of self awareness are the primary obstacles to a better world view.

MrInterpreted@reddit
Surely we should give more tax breaks to the rich
outblues@reddit
Never said rich should get tax cuts, but aside from increasing taxes on capital gains when selling stock or individual income tax, any other tax you put on a business/landlord is gonna directly result in increased costs for the customer/tenant
25inbone@reddit
So you agree rent control would curtail this fuckery? Can’t throw costs to tenants in that case, but oh no rich pricks have to bring in less money? The horror
outblues@reddit
Introducing rent control works well for the first generation of tenants, but later generations will face rent costs way higher than what they should be due to LL trying to recoup profit loss from that first generation.
Overall I'm down with it because it benefits long term renters who pay into the system and helps prevent predatory LL practices on existing tenants
