What you owe on your mortgage is irrelevant in isolation if you don't factor in what you earn. £300k balance with a £150k salary at the age of 40, is very different to a £200k balance with a £50k salary at the age of 40.

Household earnings are £17k + £53k. But this is minus a sizeable lease on a car, 1 loan & 1 credit card no other debts. I am 36, my wife is 32. Our mortgage has £128k left. We took it out in October 2021 but we are now paying high interest as we had to renew in October 2023 so we are barely chipping away at the balance. On the face of it, your mortgage looks achievable on a 25 year term. But other outgoings will be a factor, hence sharing a view of my outgoings as we could borrow more if I owed less.

Took on £180k at 41, with a household income of around £70k (2007 prices). It was an offset mortgage with First Direct, Apart from a contingency fund if any major work was needed, anything left at the end of the month went into the mortgage to reduce the amount owed. I was luck enough to get promoted about 6 years ago and we decided to keep putting as much as we could into the offset mortgage. Paid it all off a couple of years ago.

We did keep it running for 18 months afterwards when we had the roof and some other works done, just in case we needed extra cash if something terrible happened. As it happened we didn't need it, and my wife wanted the mortgage off the deeds before we retire.

I honestly can't remember, maybe 6% at the time we took it out. I remember rates hitting 13% and having to sell my first house at a loss, so it seemed really good to me. Maybe we were lucky, but it was an excellent product for us. Don't know if First Direct made much on it though!

We bought our 2nd home after renting from friends for a while. We decided to buy again as my husband was 40 (I was 35) and we wanted to ensure we could still get a 25 year mortgage. So in 2013, we were both on £25k gross pa each, our house was £135k, and we had 10% deposit borrowed from my folks, though the bank was told it was a gift. We were paying £750-ish per month mortgage (3 year fixed) plus we repaid the deposit loan over the first 5 years. Once we paid the loan, we through that same amount each month into a savings account. Had some maintenance work to deal with (new fencing from and back garden, new drive laid) and if possible we would occasionally overpay mortgage. 12 years since buying and our salaries increased gradually so we are both on around £38k gross pa. We do have a lot more surplus cash now. Mortgage stands at £35k left, and we are on a 1.49% mortgage rate for 5 years which ends next May. We should have enough in savings to cover the final balance of approx £30k to clear it off. Our is worth maybe £180k and we’ve been discussing whether to buy another house around the £280k range….but the thought of being mortgage free for a while is so damn exciting

Frankly, I wanted to have the mortgage paid off by the time I was 50 but we had kids quite late in life so moved to the “best” school area we could afford - kids are now 10 and 7. If you do the equity valuation now it will be less than the equity in another year of you paying down the mortgage while the house goes up in value. If she's playing nice then I'd try to go through mediation as you'd usually have to before going through court. Mediation is impartial negotiation with a professional legally trained mediator to help get you both agreeing to something then they'll make a legal document showing what has been agreed. If you agree whatever number now you don't have to pay it same day, you can probably make a payment plan or something but you get the numbers agreed early. If your ex moved out she legally has a right to charge you rent for living in a house she owns half of.

Curious: Why are you considering taking out a bigger mortgage rather than downsizing now? Downsizing now would massively reduce the interest you pay (and all the bills) and let you pay off the mortgage even earlier... Or are you expecting to fill all the spare bedrooms with kids?

The increased mortgage is actually for an extension! It's a townhouse so the ground floor is small compared to the rest of the house. It was bought discounted on an affordable housing scheme and is a beautiful house in an amazing location. I looked to downsize and would actually be worse off. With the extension it would work out I paid £250k and the house would be worth about £420k

Jealous :D If the sums are all good I would go for it. The old basic multiplier was x4.5 household income. On 60k that would mean 270k, so you are well within that. I would also check out the 50/30/20 rule and make sure that your budget can handle the increase in monthly expenditure. It sounds like it will but it will give you extra confidence in your decision.

What we're all doing is irrelevant to how well you will do, work out your current disposal income, assuming nothing will change because if you assuming things will improve, you're a fool and if you assume things will get worse no one would buy a house, will your disposable income cover an increased mortgage payment? If so go for it. I'm 60, my wife is 50, We've never had a mortgage and own our home and we've inhereted nothing.

We brought this house 14 years ago and should have done the extension ten years ago.There were personal reasons that made me think we couldn't proceed but in hindsight we would have been fine. One point to highlight I will have the cash to clear the new mortgage when I retire (unless there is a global stock market crash!).

We were mortgage free on our last pad, but decided to move for a number of reasons I don't regret. Bought property nearly 1.5m with now 750k STILL outstanding and I'm 45 yo. Joint household income of 250kpa. Yes, it weighs on me having had zero on our previous smaller place. I'm planning (hopeing) to use my pension drawdown at 58 (25% tax free lump) to settle the final chunk of what's left on the mortgage.

33/36 household income of £80k mortgage of £190k. We only moved in to our current place 3 years ago and currently have 26 years left on our mortgage. I guess the question is also how much can you afford to pay back monthly? With interest rates how they are currently we are paying back £1040 a month, when we first bought it we were paying £920 but when we got a new fixed rate it went up. If you take out a bigger mortgage say over 25 years which would take you to 65 then you just have to think about if you could afford to pay back whatever the monthly amount is even if interest rates increase even more. When they increased in the last couple of years there were stories of people who took out big mortgages on 0.9% interest and then had to remortgage at 5.5% and all of a sudden couldn’t afford the repayments on the wages they were fine with before.
