Is East Plano really that bad?

I'm looking to move into a house in Plano, and I've always heard from people on this sub and irl that East Plano isn't great..but is it really that bad? Seems to be the only place that has houses available in my price range that I've seen so far, and I'm not a fan of HOAs, so those places are a no go.

East Plano is lovely! Established neighborhoods, there's tons of parks, right outside of the well kept downtown area too.
I imagine the people saying that East Plano is a rough neighborhood have never actually been to / lived in a bad neighborhood.

Yeah, I grew up in Rogers Park Chicago originally and within a few years: my neighbor got stabbed and survived, my dad's car got broken into, apartment fires, and very occassional shooting. If East Plano is ghetto, people are living super privileged lives.

We bought a house in an older neighborhood and love it! The area is somewhat walkable, we're surrounded by authentic multi cultural food and grocery stores, and there's a ton of green spaces.
I think it also depends on your personality. My husband and I go to a lot of the live music performances and community events in downtown Plano, take a walk in the park, take classes together at the rec center, etc.
I occasionally like going out to a fancy restaurant or bar, but it's not something I enjoy doing often. At this point in my life I'm enjoying low key simple living. If you prefer nightlife (especially at expensive places), West Plano may be a better fit. Nothing wrong with that. It just depends on how you want to spend your time

I'm definitely more the low key type, and I've lived inn Plano less than 1 year, and I've been wanting to actually seriously settle down here at some point. I haven't found something I see as a deal breaker here, so thank you for sharing!

A woman I work with is a transplant from Arizona and she calls just about any city around Dallas "ghetto." Her whole personality is watching Disney movies and using all her PTO to go to Disney World, so your point about being sheltered definitely holds up lol

The only area that is suspect. It's going to be right by the day labor center / Dart station. Pretty good amount of homeless and drugs going on. Transient folk / hobos. But it's just more or less in that area.
Downtown Plano is great, far east Plano is beautiful (Plano golf course into Parker tx).

murphy resident (basically east plano) and i have a funny yet kinda sad story. when my parents were looking to move to the suburbs 21 years ago, they looked at houses in Frisco and Plano. the person that was helping my parents look for good neighborhoods deliberately made my parents take a longer way to get to the neighborhood we live in now so they wouldn’t see “how bad east plano is”. my mom was furious when she found out because when she actually went through east plano, it looked incredibly normal. she found out a bit later from our neighbors that east plano is looked down on due to how incredibly diverse it is. east plano is amazing and definitely not dangerous. dont let the west plano/allen propaganda get to you lol, all love though.

We own in a newer subdivision near Jupiter and Parker and it’s a beautiful neighborhood. Once you get past the couple retail streets just past 75 there are really pretty homes. At a much better price point than west Plano!

There is absolutely nothing dangerous, sketchy, or remotely “bad” about East Plano. It’s the originally developed side of town - and thus older. A lot of folks in the affluent northern suburbs confuse the age of things with the quality of things, mostly cause so much around here is new. As a result many people view the less new things and somehow inferior.
Take a look at crime stats and let the metrics speak for themselves.
I’ve spent a good bit of time in East Plano, but I’m not from there or anything. I don’t have a super personal interest in talking it up. I just get frustrated hearing these unfounded claims.

Yes, I never believed it to be sketchy considering I have lived in different areas in Pleasant Grove, Mesquite, and Balch Springs. Just wanted to know everyone's opinion 🙂 I liked the amount of diversity I saw there when I visited once, I was just curious.

East Plano is nothing like Balch springs or GBC. I went to PESH in the 80’s. Still have friends who live in east Plano -who I visit frequently to this day It’s like everywhere in Dallas metro -one street is fine , the next isn’t . It’s fine . Nothing compared to mesquite, pleasant grove or balch springs . Enjoy Plano , downtown Plano is a fun place to walk around , great parks , great restaurants.

I go to the thrift stores off K Avenue a lot, and I went to college at the Spring Creek Campus. I still frequent a bunch of the mom and pop businesses there. Being in East Plano at night has never felt sketchy in anyway. I've lived in other "bad sides of town" too, and you definitely get a different vibe from people when there's crime going on. East Plano is just a bunch of working class and Mexicans trying to enjoy their little piece of this planet. It's not like Balch Springs, Pleasant Grove, or Mesquite. A major thing that leads to crime in those areas is the easy getaways by major highways, and access to Dallas. In Plano, you might get some extremely bored teenagers trying to start some shit. That's about it.

The sketchiest parts of East Plano are nothing compared to regular parts of the Grove. I spent decades in downtown Dallas and Fair Park. It's funny what some people think is sketch here. If you want the paranoid grey hair on the street reporting, check out NextDoor for whatever neighborhood you're looking at. It's a gold mine.

As an adult that ended up buying a house and lives there now, that is a laughable concept. It’s Plano. Ironically, the east side feels like the “calm” side of town, these days.

I think you’ll like it here. I’ve lived in East Plano my whole life, went to high school here and everything. If you like nature, check out the Oak Point nature preserve. Tbh I love it here. And yes, the food is better, especially if you like Mexican and Middle Eastern. Lots of bodegas, and the best tacos I’ve ever had are from Eduardo’s, a taco truck on the NE corner of 14th and Jupiter - lately, it’s been there on weeknights starting at 6pm.

The taco shop in the back of the shell at park and los Rios is insanely good. The whole shell has a plumbing issue so it smells like actual sewage. I tried to taco shop and it was mind blowing. The guy cleans really well too. Only reason I trusted it with the general smell of the rest of the place

I have lived here 50+ years as an east sider. It's lower house hold income suburbia vs. higher income households. It's fine. Some neighborhoods you have maybe noise issues or cars filling the streets because of people having a ton of cars and small driveways. Other than that, it's just the burbs, it's fine. I love living on the east side, the trees are big, a large portion of the homes were built back when they made well built homes with good materials. They have good bones. My neighborhood is great, range of neighbors old, young, families, singles, etc.

For the past 25 years I’ve lived (and raised my daughter) in the “old” part of Plano (Park Forest neighborhood off of Rainier and Spring Creek). I absolutely love it. No HOA, but also a very diverse neighborhood of people who absolutely care about where they live. I’m talking about every kind of diversity also: racial, cultural, religious, age. My next-door neighbor is an 80-year-old widow who retired from working at Wal-Mart; my other next-door neighbors are two recent college engineering graduates working for TX Instruments.
My daughter graduated from PSHS very prepared for college, and also in a class full of kids from ALL kinds of families. To me, a “good” school has to include all kinds in order to truly prepare for life, in addition to strong academics. You don’t get that at many DFW schools.
Anyway, I love Plano and I’m so happy to still live in my “starter” home in a “bad” neighborhood, as someone who could have afforded to move long ago. No thanks. Sign me up for another 25 years!

Plano ranks amongst the best cities in the nation on a host of metrics. You don't get that by having one side of the town being utopia and the other being a cesspool. Yes, there's less wealth on the east side and that comes along with racial diversity and having more homeless around Parker station. There's far better food on the east side and it's got the character as the older area whereas west Plano is very much tuned toward the higher wealth found there. East Plano schools aren't ranked as high, but that's the socio-economic impact coming into effect.
Folks who cry about east Plano are just snobs.

Middle aged white guy here. I live near park and Jupiter in East Plano. It's not bad. Been here 6 years and feel safe. It's an older area so sometimes can Look "run down". Most crime is car "break-ins" from people leaving their doors unlocked, or crimes of opportunity of leaving a garage open. Many times I have left the garage open all day or all night (on accident) and no one so much as looked inside (I have cameras). More of the crime occurs around multi family housing. A lot of that housing is along the highways (most red spots).

Crime is unavoidable so stay vigilant everywhere you go and make sensible decisions. Hope for the best but prepare for the worst. You will be just fine in East Plano.

East Plano has so many gems (food-wise) and is otherwise the more quiet part of the city while also having tons of parks. Go explore if you feel apprehensive but I like that area of town a lot. It’s not $3m mansions like areas of west Plano, but it’s not rough or dangerous at all. I feel safe and at home there.

Depends on where and what you mean by bad. Nothing in Plano is as bad as the most crime ridden areas of Dallas and Ft. Worth. Also, East Plano has older less affluent neighborhoods in the nearest east sections and many newer nicer affluent communities further east.

I grew up in NYC, then Westchester county, NY (the most affluent county in America in the 70s and 80s) then moved to Fairfield county, CT (also stupidly affluent).
So i know a thing or two about being sheltered. That said, East Plano is fine with me. My husband and I looked at 2 homes in the East and really liked both of them. My husband was unnerved by a man jogging with his shirt off (gasp, egads!). But only because he's apparently more sheltered than I am somehow--and finds shirtlessness crass. It was 102 outside, so forgivable in my book, lol!
Ultimately, we bought in Central cause i fell in love with our neighborhood.
There's only 1-3 murders in plano every year (a city of 300k). This year's was, ironically, 2 days ago, and was in Central Plano (3 blocks from my house!)
There's no ghetto in Plano. There's not even like, whatever a step up from the ghetto would be. Or whatever the step up from that would be. Or a step up from that. 5 steps. Maybe East Plano is whatever 5 steps up from the ghetto is.

If there is a downside to East Plano it's that it's more difficult to commute to some parts of the metroplex, both simply because of distance, but also older roads strategies that just don't connect to highways quite as easily as they do in central or west Plano.
It's hard (slow really, not hard) to get to business hubs in key areas like los colinas in Irving or the growing hubs of business in lewisville/copell from East Plano. Medical city in Dallas or the DFW airport are other huge employers where the commute would suck. Arlington is probably non-commutable for most sane people.
One reason I love south central Plano is there is no major job hub in the Dallas area that is uncommutable, especially if you're down with public transit.

We bought far east Plano earlier this year (los rios) and are very happy. 3500+ sq ft for just over 500k. This is the pretty side of Plano imo so much green space. Houses are all custom and different nice lot sizes. We get blue jays and cardinals in the backyard fireflies at night.
Just explore the neighborhood you’re interested in and look for green space. Wouldn’t recommend anywhere close to the DART station too much foot traffic

We really like it. All the dandelions seeds blowing in the air has made it look like it’s snowing for the last two weeks. Happy to report no adverse odors from the waste water plant. The worst smells in our house are coming from our 1.5 year old lol

I lived in Los Rios including when the houses where built. Excluding those huge acreage lots, nothing there was custom built. They are tract homes with a slightly above average amount of customization. It's a great area though.

East Plano except for a small area just south of downtown, which is actually a poor neighborhood, it ranges from lower middle class to upper middle class with most of it being regular to upper middle class. Nothing is wrong with it. It's a safe area.
It's West Plano snubs that look down East Plano.
Though I don't now, I lived in East Plano for 20 years. Note: the reason I left was that I couldn't find the kind of new house in East Plano I wanted. I was trying to stay there but couldn't.

Oh, finally, a post I can relate to.
I was born and raised here in East Plano and went from Forman elementary all the way to PESH.
Now my situation was a bit different as we were very poor. We lived on friends couches, hotels in Garland/Richardson, the "bad" apartments on shiloh (they were way worse back then than they are now) But even then, compared to Garland, Dallas etc East Plano wasn't and still isn't as ghetto or bad.
East Plano mostly has a bad rap from the 80s till late 90s. And to be honest, myself and my group of friends probably contributed to the idea of Plano being "ghetto". Mostly because we were kids without adults at home to watch us. Constantly getting in fights both at school and anywhere we went. Destruction of property. And other illegal activities.
That said Plano was experiencing a rather unique drug experience and some may even remember the heroin deaths. Though it wasn't just confined to East Plano, in my experience it was definitely more accessible in the East. But those things all contributed to East Plano getting labeled the bad part.

East side girl for life! Some of my best and most dangerous times were had growing up on the east side. That was in the 80s though. If you're gonna live on the Eastside Parker to Jupiter has a nice neighborhood, also if you have some extra pocket change you can move to Los Rios by PESH. Stay away from any apartments off 14thst and sherry area and also Shiloh and 14th area... Just skip those.

It's the "bad" side of Plano, but it's still Plano. A very safe highly affluent suburb. If people think that East Plano is bad, they're typically racists or sheltered. Look at Richardson and Garland. That's what Plano will look like in 20 years, because Dallas will keep expanding northward.

There are also pockets of house-rich, but income-poor people. I volunteered after the storms in May last year for older residents, many of whom had lost their spouse. They weren't able to physically remove tree debris, nor afford to pay for a contractor to do so. There were people of every race and sex in this situation. Frankly, they were more likely to be a target of crime than a perp, but they were all very grateful for help in getting their yards cleaned up. These were people who had worked in the schools, a former fireman, etc. Affluent by Plano standards is not how I would describe them. Proud, respectable, but struggling to stay in their home is how I would describe the people who used the Neighbors Helping Neighbors program. But there was nowhere which looked unsafe. Sure, there is a trailer park just north of Costco on 75, but that doesn't mean bad people.
I don't disagree with most of what you said, but not all of Plano is highly affluent. There are houses where people are barely scraping by, between property taxes and inflation, and I'm glad they are still neighbors. Many of the older people in Plano couldn't afford to buy their properties today. Are those neighborhoods blighted? Not really, but they also aren't the most updated houses.

I absolutely love living in East Plano. I guess I’m biased but I think my neighborhood is very nice. I think it’s the best of both worlds, close to .. well everything and still feels green and open and just a little country. Love the walking trails, I always feel safe.

Buying a house in 2016, our real estate agent told us the "undesirables" live on the east side of 75, but I'm very happy we didn't listen to her. Our neighborhood is quiet, traffic is okay, and we like being in between Murphy and Richardson. It feels very centrally located, only downtown Dallas feels far.

I'm a Realtor and I serve the Plano area routinely. In college I lived in several houses in east Plano. Some parts of east plano I would not move my family to. I'm not moving my family along Park/K, Parker/K or south of downtown behind the Home Depot. West of 75 you don't need to think twice. East of 75 there are a few pockets I'd want some distance from. I grew up very poor and in some terrible places and nothing in east plano is like what I grew up in but I don't want to be around anything that even reminds me of that. Those areas remind me of that.

I have a 1/3 of an acre by a park that connects to an 1200 park+ nature preserve with miles of bike trails and lakes. I never worry about crime, have chickens and super nice neighbors.

Yeah there were visually run down areas with the type of stores you’d expect, but it was fine.

I remember I got a sales job in Plano. Two guys started with me. One told the other “where you from bro?” He replied “here. Plano. But west Plano” the other guy said “oh nice. Yeah east Plano is so fucking ghetto”. As someone who grew up in pleasant grove I laughed out loud. Then I had to stop laughing when I realized they were dead serious. I’m in east Plano all the time. I wouldn't say it's bad, but the houses look a lot cheaper by comparison to the west side, and some of the areas in east Plano look run down. I lived across the street from a crack house in the city I grew up in, so my standards for "rough" may be a lot higher than most suburbanites, but I can see how east plano looks rough by comparison.
If there was no west Plano, east Plano would just be a slightly nicer version of Richardson.

There are parts of Plano that go alllllll the way to Murphy Rd and it’s quite nice over here. Admittedly - I live in the Richardson part of that - but Plano ISD. Kids graduated from PESH etc. and the parks and nature over here are lovely. Downtown Plano is great as well. This has been a great area to raise my kids. Feel totally safe here.

The only part I disagree with some saying here is that East Plano is somehow more diverse. Absolutely not true, unless diversity just means more black or Hispanic.
West Plano is very diverse also with many E. Asian cultures and South Asian (Indian etc), and honestly just all sorts of Asians all over. There are also some pockets of Nigerian families through central and west Plano. E. Plano is also very diverse, I just hate how Asians don’t count when it comes to diversity.

We’re in the southwest corner of Park and Los Rios. Green space all around. I went out walking a little after 6 this morning and counted seven rabbits in a half hour, including one four feet outside of our front door, just hanging out on our walkway while I got my headphones and podcast adjusted. Might be the same one I’ve seen in our backyard nibbling on the herbs my wife planted.
It’s way calmer here than any other side of town. And the nouveau riche in West Plano would tuck their tails in embarrassment if they went about a mile east of us and saw the massive houses (and enormous acreage) on Dublin heading south from Parker.

Moved to east Plano 3 years ago and it’s significantly safer than when I was living in south Carrollton. They are older homes but the neighborhoods are safe. My Neighborhood alerts went from “gun shots” and “this person broke into my car” to “dog/cat lost/found”. My neighborhood is quiet, peaceful, and my neighbors are friendly.

There is nothing wrong with east Plano. I have lived here for 10 years. I can walk to downtown. I have easy access to plenty of markets and other shopping. We have a good sized lot and big, old heritage trees. No HOA’s. People actually walk and ride bikes here.

It's considered "the bad part" but it's much much better than the worst parts of Dallas. I grew up here and went to Plano East. It's not bad at all, but if someone asked me what's the worst part of Plano I would say East Plano but only because that part of town is the oldest part, the original development dating back to the 80s.

regardless of where you decide to move, check out the school info, look at crime data, and avoid streets that look sketchy where folks aren't repairing homes. Also, drive around at night and see how many cars are outside.

It’s Plano. It’s one of the richest suburbs in the US. Even the “bad” part of town is nicer than most “good” parts of the United States. Eastern and Southern Plano are older areas of Plano. That’s about it.

Its where all the best taquerias are so its great. That being said, Ive lived in East Plano for 15 years. During that time, on two occasions car was rummaged through (both times I left it unlocked. You'd think I'd learn after the first) and there was a shootout between an off duty cop and a drunk at the 7/11 on 14th and Shiloh. Its not crime free. But there are worse places to live. It's just older and a more blue collar.

It’s just the West Plano snobs or students that started that years ago when all the new development was heading west. Now that Plano has filled its borders, there are more new developments in East Plano and the distinction is less credible.
