PC parts advice, Please someone give me some help Im not getting any luck on other PC subreddits so someone prove why this is the best one Xd

(Pc Built for Gaming and a little bit of coding but the priority is Gaming)
Above is my parts list I have been researching for a little while now but I have some more questions I would love for anyone with a bit more knowledge than me to answer. I plan on paying someone to build it for me for around 200 AUD because I don't want the stress of building it myself and worrying about messing it up so this makes it much more hassle free without opting for a prebuilt.
- my budget is around 4250 AUD. Is there any advice on how I could skim it down to make room for a 9800X3d (about 170 dollars more than the 7800X3d right now) Keep in mind I do care about the Aesthetics though I am not sold on the expensive corsair case though I do like corsair so any good Fishtank case recommendations are appreciated.
- which motherboard chipset do I go with? I am not really sure which one to go with and I'm not quite sure what the difference is? I don't plan on overclocking or under volting or anything of that sorts I just want to game on it and have upgradability. Any MOBO recommendations are greatly appreciated as that's the part I know the least about.
- Do I need Bottom and rear exhaust fans if I have an AIO and 3 included case fans? buying more corsair fans is really darn expensive but I would plan on doing it down the track but is it fine for a while like that?
- Whats the difference between all the different types of windoes keys? theres like OEM DVD and USB and codes and I dont know how any of that works or which one to get?

If this was me, I change a lot of things.
I dont know about EU but usually here in canada or in the US u can get a mobo+cpu+ram combo and save like 200USD.
But based from your description. You want a 9800x3d? For 170 more dollars I wont go for it and just keep the 7800x3D tbh the price ratio difference is not worth it when u only get a little uplift of performance, if the gap was below 100 dollars that where I would take the 9800x3D. (unless I really have cash to burn then yeah Id take the 9800x3d no matter what cost)
As for the motherboard you said you dont do overclocking? The X series is too much for me. You can over clock on a B series too and the only difference between an X series and B series are the ports. If you need at least 8+ USB ports for your peripherals maybe thats where I would go for the X series mobos but if you just want to play and code, ano someone who dont need those extra ports the B series will always be more than enough!
Example is, I really like the Asus TUF B650e Wifi, but ofc there still other good boards out there. Just keep in mind, Id choose the B650, B650E or B850 than the X870 any day. If my goal is only to game a little bit coding.
The Aio you chose is good if you really like how it looks and the LCD, I wont stop you from it. But if ur after performance and dont really care about the LCD. There is the Arctic Freezer III for that the best bang for buck for me. Or when it comes to an AIO with LCD Screen and good performance. The Rog Ryujin III is one of the best RN. But then again ur AIO is not bad! If u like it, go for it.
For the ram, I have heard issues about 6400mhz not being stable on am5. (not everyone experiences the same thing) but Id prolly go with a 6000mhz CL30 than a 6400mhz CL36 all day. The 6000mhz CL30 will usually perform better in most titles.
For the chassis pc case, if it was me I would fill up the gaps I can install fans in. You can also look for good alternatives chassis fans if ur looking for something cheaper.
And you are buying a windows… I am not against it but I bet 80% of the pc gamers here in reddit would never! Buy the whole price or wont even buy the thing. U can run your pc without buying windows, you can use the free version that is offered by Microsoft too. The only downside to the free version is that u get a watermark and I think u cant change the background, but hell that wouldn’t matter to me. Id still be able to use the computer with the free version the same as the licensed version.
And if ever you buy the licensed go with the retail, it means you can reactivate it anytime when u upgrade your PC, as for the OEM its like a one time used that I believe will be embedded to your motherboard. It means if u sold your Motherboard your screwed and with the retail version. You can build as many different pc as u want and you can still activate it over and over again.

Thanks so much for the help, thats gonna be really useful, that explains the prices on the RAM because the 6000 megahertz one was around 10 dollars more then the 6400 one so I was wondering why that would be the case I will go with the 6000 megahertz one then.
I have been looking into some combo deals but here in australia we dont really have anything on the level of like micocentre but Scorptec Computers might have some good deals.
If I go with a cheaper maybe b850 mobo does that change Wifi perfomance at all? I need solid wifi connection as there is no way I am able to get Ethernet to my room.

No not really, when u buy a b850 make sure it had Wifi7 but the diff between wifi6 is not going to be noticeable. Youre gonna be fine.

Between b650 and b850 yes. b850 will support PCIE GEN5 for the GPU and SSD.
While a b650 pcie gen4 for the GPU.
And there is the b650E Is almost the same as b850. The differences depends on the brand or sometimes they are exactly the same.
I really like the Tuf b650e since its pcie gen5 on GPU and SSD just like a b850.

Just a less expensive aio, cheaper but better timing ram, and knock it down to a B650 board.
