I’m looking to buy a house moving from Florida and I was hoping to get thoughts and opinions on the neighborhood. Area is near where Webb chapel road and walnut hill intersect but slightly southwest. The house is really nice, I just don’t want to have any regrets about the location.
What are your likes and dislikes about the area? I’m a single male if that influences the advice you give.

Don’t go west of Webb Chapel and be sure to be thorough looking at foundations in this area. The homes in this area are notorious for foundation issues. I’ve always been told that there was a marsh on what is now Marsh Lane but I’m millennial so not sure. The area is ideal location-wise.. close to Preston and Forest or Royal

It’s a few blocks away from Webb chapel near burnet elementary school

I went to that school. I wouldn’t buy a home in that area. Not a good area to live in and the schools aren’t good if you’re thinking about kids one day.

Don’t plan on having kids. It is crazy how homes double in price if I go 2 blocks east past Webb chapel road though. I thought it might be a good investment for the future maybe

As a realtor, I always advise my clients to go and look at the area in person. And not just once, but at different times of the day too. If you have a good realtor, ask them these questions and they should be able to help you with those queries. But honestly, every person is different and what I may like may not be per your standards and hence the thing where it’s better to visit the place.
Buying a house is one of the biggest investments in your lifetime and you don’t wanna regret it later. So spending a few extra to look at the place will be good in the long term.

I would fly here and drive around before you buy a house. We almost bought a house in the bird streets (just east of love field) before moving from East coast and then changed our minds when we drove the street.
You’re right near one of the nicest areas in dallas between walnut hill, marsh/webb chapel, forest and the tollway.
South of walnut hill and west of Webb chapel just is not as nice. I would try to make sure you are east of Webb chapel. West of that gets a little dicier only in that the quality of houses drops quickly. The further west the less consistently gentrified/ full of 700k+ houses. East of midway might just be too expensive.
Amenities: the marsh and walnut hill shopping center is solid with Jake’s and cvs etc. just not as nice as the one over on inwood or those on Preston.
Danger: I wouldn’t say this is dangerous over here like East of 75 on forest or in true west dallas south of love field. But you’re getting close to love field which means property values are generally a little lower minus the new constructions. It’s a huge mix where you’re looking. You might see a 3 m house next to a place that hasn’t been renovated in 50 years and is worth 400k. You should come here to see if you don’t care. Property value should jack up over time where you’re looking with gentrification.
Schools: burnet is not great. But Withers is one of the best elementary schools in the city if you’re zoned to that and willing to look a little further northeast closer to the tollway. Walnut hill elementary is an incredible and new facility and will get better. Go to great schools. A 7/10 is excellent.

Is there a reason why homes double/triple as soon as you go east of Webb chapel? Looking at Zillow there is a clear line in prices with Webb dividing it. I thought perhaps buying a house a few blocks west would eventually be a good investment

The reason is crime. Go to the crime map someone posted below. Everything starts to increase slightly west of marsh and then turns dark blue after Webb chapel.

Id look at resources like the Dallas Crime Map and after establishing a comfort level go to the neighborhood- at night and during the day and see how you feel.
