What is an acceptable insult to landlord?

I have been her tenant for almost 3 years and always paid on the same day never missed a day. Yesterday something came up and I asked her if she would wait till wednesday. She replied asking why? And when I replied and told her I am expecting a large refund from tfl she then said she cant and she needs the payment by monday max. She is a prick! Based on previous incidents and I am not writing asking for approval of my feelings. I just want to know what is an acceptable insult. Mind you I do not have her numebr and she only communicates by mail. I am thinking of sending her that Your email is spam so please contact me via phone on xxxx Or a more direct Do you know you are a prick?

She really couldn't lol. Thankfully a landlady can't make someone homeless because they're late on their rent by less than a week.

No fault evictions are still legal. So the landlord can apply for a court ordered evictions without stating a reason why. That then gives the tennant 2 months notice (max) to get out.

I can’t believe I’m team landlord here, but I’m pretty sure landlords can’t charge a late fee for 14 days and can’t begin eviction proceedings for two months.
So potentially no consequence to late payment?

I know people like to shit on landlords but what’s to say she’s not waiting on your rent to pay her own stuff? You can’t decide to insult her just because she’s asking why you’re delaying rent.
Sure she’s being a little harsh but it’s her property. Suck it up and stop being childish. If anything, being rude is going to make her less likely to be so accommodating in the future.

Oh renewal. Funny story (if u have a minute), my contract was supposed to end on November and I was looking for an apartment. I was paying 2,700 and she put it up for 3,300 on rightmove. I was still looking and noticed she changed to 2,999 because I had alot of viewings and I guess no one was offering. I thought to myself let me renew for a year and forget about the hassle of moving… etc I ask her and she said she wants 3,300. When I told her that you are asking from people 2,999 and 3,300 from me, she said lowest she can go is 3,100. She is a bitch! Honestly Anyway, yep I decided to renew anyway because of my austistic child and the effects of changing home

Why do you need to wait until the refund? You've paid your rent all this time without issue. This refund is separate from your usual wages. Just pay your rent as normal instead of trying to spend money you don't have yet.
I'd have sympathy if, for example, you hadn't received your wages as usual and thus couldn't pay her even if you wanted to. But this isn't the case here.
She has bills to pay to pay, too.

I honestly wouldn’t generalise and am pretty sure she might be a nice person otherwise but the incident I had with her was weird. For gods sake, I went out of my way to get quotations and showed you that he is overcharging you. How could you end up asking me to split the bill with you!!!!

Stop being spiteful just for the sake of it.
You have a contract that states you pay rent on a set date each month. This is a matter of contract law enforceable in court, and as part of that, enforcement could get you evicted with refusal to give a reference to a new prospective landlord.
Past history means naff all. Landlord and Tennants Act 1985 and your tenancy agreement are things to refer to for things like the toilet issue.
No fault evictions are still legal. So deliberately and going out of your way to upset your landlord means they are well within their legal rights to ask for a court ordered eviction notice served to you. They can also approach the police about targeted harassment.

Fair enough :( I told her the guy is overcharging her and I was being nice. She somehow had the balls to ask me to chime in and pay for something she was rspsonsible for + the fact that I told her he is overcharging her. I hate her for this :(

I've got some properties with an estate agent because taking care of everything myself with kids isn't the best.
But from what I've been told they can hit you with late fees.
It is true some people's only form of income are these properties so they will feel pain even if rent is paid after 4pm on the day nevermind days later.
But, I give my estate agents 10%, I don't get involved.

You’re not doing some sort of favour by paying her on time - that’s the contract you have with her. She’s allowed to say she needs rent when it’s due.

Ill tell you what: Some time ago the toilet was broken (pipe issue) and she sent a guy to work it out. Later, being friendly to her, I asked how much is he charging her and I did my research and he was charging her at least triple 3 offers I got. I told her that it is too much and forwarded her better pricing. She declines and she says that this is her guy and she works with him. Later on, as in a couple of days later, she decided that she is paying too and she does not want to finish fixing the toilet because that last part is not needed and we have two toilets anyway. Unless I pay half the amount. I was like of course am not gonna pay what you are supposed to pay especially that I told you he is overcharging. This is the main problem!

What? She didnt finish the fix because 1- we had another toilet in the apartment 2- the defected item was this that sprays water (not sure what it is called) and she said these are no more relevant nowadays and apartments dont have these 3- she wanted me to pay although I spent some time to find out that her handyman is overcharging

I'm pretty sure the law allows them to pay up to certain length of time (14 days if I'm right) after the actual contracted date.
Also cultivating a good relationship between landlord and tenant benefits both parties and reasonable request should be considered (if she needs the money dead on the day or risk not paying the mortgage then she shouldn't be a landlord as she should have a emergency barrier for times including late payments and not having a paying tenat)
