I want to use it for gaming in max settings at 1080p or if possible 1440p

Can you switch it from AM4 to AM5 in that budget? Thats the only thing i would change

I can, but if this build can play game at max settings in 1440p, i plan to use the surplus to buy a monitor. I only have 1080p monitor at the time, and having a surplus means i won't have to wait long to buy one.

Im pretty sure it can so if thats what you want, then id say go for it, im in a similar situation but i already have an AM4 based pc so ill just get a 5600x to pair it with my rtx4070 and leave it like that till i finish college in 2yrs and have some money for a beefy upgrade
