Home rentals charging Residence Benefits packages?

Is this normal? Like half the home rentals I see on Zillow and HAR are required to pay for this?

I’m not ready to buy a house anytime soon and I am tired of the apartments so I’ve been looking at houses to rent. Moved up here in 2021 and it was crazy to find a house to rent, so we settled on an apartment. Now I am seeing rent coming down and houses sitting for much longer.
Also I’ve noticed it’s very rare for these home rentals to include a fridge or washer and dryer.

When we were looking we looked for homes that were rented by the owner to avoid those fees. I did my research and “invitation homes” was sued by the FTC for some of their fees and their practices.

Depends on who you rent from. The company we are renting from his great. They charge us a fee like you explained for many services they offer. They also included a fridge but like I said, just depends on the company.

It’s most likely corporate owned housing and they are doing this because they have a contract to make more money with whatever provider is offering this. It’s only going to get worse and worse as people sell to these companies like Opendoor, Texas HomeBuyers, Texas All Cash Home Buyers etc etc.
These places aren’t just turning around and reposting the houses for more money. Then we are going to see more and more homes and townhome subdivisions with corporate owned (think Greystar type slumlords) backers and they will be able to tack in any bs service fees and name their rent on homes just like apartments now.
I’d suggest looking up who owns the houses you are looking at and if you start to see common names or llcs, you have your answer.
Unfortunately while it’s bad in DFW, this isn’t just a Texas problem. This is starting to happen everywhere. The end game is they want as many people renting their houses as possible.

Many rentals are moving away from providing appliances other than microwave and stove/oven. Tenants trash appliances and the replacement/repair of them really eats into the profits.
