why are people listing sublet rooms for the same price as a one-bedroom or studio apartment?

that's not very friendly at all for those of us trying to move here. i was perusing the sublet options and was floored what people are charging.

My guess? Most people can't afford to live in the area and bought overpriced houses that their budgets couldn't afford or could barely afford. Now that everything is more expensive, they need the extra income to afford those houses.
They are probably struggling more than those of you trying to move there.

Yes lmao I don't know why this is controversial. I've lived here for 10+ years and rents have doubled. It's like $2-3k for a generic apartment. Not NYC prices by any means, but be real. TX is no longer cheap. Iowa might fit that description.

DFW is not an "extremely HCOL area". On the increase? Yes. Higher than it used to be? Definitely . But we are nowhere near the NYC/Bay Area/Seattle numbers. Not even close.

We probably need a new category of Medium-High Cost of Living (MHCOL) because I struggle to see DFW as being in the same category as San Francisco / Seattle / Boston / New York City when you can still buy a house in DFW for $400k when that same house would cost $2 million in the other HCOL cities I listed.

Because there are a ton of people, like traveling nurses for example, who want a quite secure living situation not in an apartment.
Some people do not like or will not rent an apartment for various reasons.
If I ever had to go back to renting I would rent a room- Iâve had enough apartment living for an entire lifetime.
Also, we will rent out MIL suite when my parents pass. Itâs nicer than an apartment and has a garden and back yard. People just have a preference- you donât have to rent from them.

But you also have to realize that a cheap apartment is going to put you in a bad neighborhood right out the gate and a sublet room in a house which is nestled in a nice neighborhood is going to have far less chance of you ending up with crime issues.

Itâs easier to negotiate down a room sublet vs apartmentâŚ. Itâs also nicer to share a room, have yard for dog, and extra living space access vs apartment so the two really canât be compared much - living in shared house is a different experience and allows you access to nicer schools or neighborhoods. So yeah, expect them to be potentially more than a 1 bedroom or studio apartment. Also donât forget the extra crazy fees and add-ons corporate-run apartments like to charge.

Are you asking about renting a room in a house or subletting an apartment lease?
If the former, there are some feasible advantages to renting a room in a house: - if you have a dog, the ability to just open the door and let the dog out without having to walk the dog - if house has a pool, more private use - you get to pick who you are living âin close proximityâ with. In an apartment you donât get to choose whoâs renting the unit next to you - no shared walls (no upstairs or next door neighbors) to contend with - possibility of living in a more âupscaleâ area
