My first PC/Workstation Build with limited acces to Components

Hello everyone!
I am doing my first ever PC Build for a personal workstation. The workstation is mainly for Electrical Engineering Software, i heavily use Vivado/Vitis, LTSpice, KiCAD and regularly do physical simulations (Ansys like software for Optics and EM). I have already a build but i was wondering if it is pertinent to what i will be doing. Maybe it is not the best solution for my budget.
There is also something else, where i live there is quite limited acces to components, and centrale.cl in my experience has the best prices and the most variaty of components easily accesible (I will be buying the majority of the components here probably). I will also be able to buy small parts from NYC (USA) and Paris (France) but they can't be too bulky because i will have limited space to transport the components. It would also be ideal to only buy trough fast deliveries (ideally Amazon) cause i won't have much time to go out and buy the components. To add more info i plan to build this PC between December and January. What would you recommend me to do? What should i change? Where would you buy?
My build idea for the moment. I plan to eventually add a graphics card (Thats why i have a power supply with more power than i need) for some gaming but at the moment i am mainly focused on having a workstation.

Is any of your software GPU accelerated? Do you plan to overclock your CPU? In the past I've seen advice to ask the company that sells the software their recommendations for hardware, especially for GPUs.
Without knowing the above, you're devoting a lot of your budget for cooling, the motherboard, and possibly the RAM.
While you're in NYC, you could go to Microcenter and buy your parts in person. They have a location in Flushing (Queens) and another in Brooklyn. The Flushing location has the 9950X in stock for $570. They also have a bundle with the 7950X3D, a motherboard, and 32GB of DDR6000 RAM for $730.
You could probably install the CPU into the motherboard if you needed to save space in your luggage.
My understanding is that DDR5 6000 at CAS latency 30 works best for gaming on the Zen4 and Zen5 chips but for your purposes I'm not sure if that is still true as simulation and gaming have different demands on the system. I'm also unsure if the extra L3 cache in the X3D chips will help you with your workloads or not.
