Any idea what’s happening to the old 7/11 at Spring Creek and Coit?

It was a 7/11 for decades, then abandoned, then finally torn down to nothing, and now there’s grass covering the entire area?? Any ideas (BESIDES another addition to Fried Chicken Corner™️)???

Paet of it too is that the ground under that plot of land is likely quite polluted from the gas tank that were there, which is costly to clean up.

Underground Gas tank had a leak so eventually they had to stop and eventually close down the location.

I used to work on fueling equipment, and I've seen empty fuel tanks literally float up like giant corks through parking lots. That's another risk, in addition to the other heath hazards.

The fact that they put grass down is interesting. Wonder if there’s some environmental rule about doing that after removing the gas storage tanks?
If they were putting in something else right away they could have left the pavement.
Either way it’s the Talking Heads song “nothing but flowers” come to life.

They're required to provide "ground cover" per construction regulations so the dirt doesn't get blown around and create a nuisance.

I was wondering if maybe the grass makes it more attractive to sell to a future tenant. A blank slate. The grey wood floors and white walls of property management.

They most likely had to tear up the concrete to remove the gas tanks due to regulations to prevent ground contamination. The grass was probably much cheaper than laying new concrete.

According to collincad.org, 4001 Spring Creek Pkwy was sold to JAHCO MARKETPLACE II LLC on 11-20-23. JAHCO MARKETPLACE AT PLANO LLC owns 6205 Coit Rd. (the shopping center behind the property in question with Patel Brothers.) Somebody else can call JAHCO and ask what their plans are.

They did this at Preston and 121 location and it was a horrible choice. The new location is setup horribly, with very inconvenient parking lot to street access points and a ridiculous drive through setup, and it’s also much more difficult to come and go in the directions people are usually traveling from. The drive thru line is a little more spacious now but otherwise it was a terrible business decision imo and it’s been keeping me going to other locations instead even if they’re further away

I fully disagree. The old location was 10x less convenient and more cramped. The new location is very open and easy to get to.

It was closed and for sale for awhile. Probably hard to open another. Can’t imagine trying to compete with Walmart on fuel prices.

The Wal-Mart and Murphy Express on that corner are always the two cheapest gas stations in the city often up to 10-20¢/gallon cheaper than the other stations in Plano.

I thought they’d replace it but when they put the grass in I figured that was just… gonna be it for a while. But I do support putting in a church’s or a golden chick or something so we have all our fried chicken options over there
