Rockwall ISD vs Forney ISD

Hi my husband and I are first time home buyers relocating from FL and have narrowed it down to Forney and Fate (Rockwall ISD side). We know our first home won’t be our forever home so we’ll most likely sell 5-10 years down the line. Where do you guys think is the better area as far as resell?

Rockwall ISD. I teach at Forney HS and live in Forney. Actively looking for how to make sure my kids do NOT go to Forney ISD. It’s not as good as they make it seem by a long shot. Forney ISD elementary level is fine (south side only!!!!) - over my dead body will my children go to middle or high school here.
I’d actually look at Rockwall-Heath ISD or Sunnyvale ISD if I were y’all. Sunnyvale is up and coming and I know a few teachers and parents there that are very happy. Royse City is also nice and would have good resale. Good school district as well.

Me and my fiancé were thinking of moving here. The schools and area looked nice enough, are things worse than they seemed?
We were looking at gateway neighborhood on the south side of 80.

This may be long with all my thoughts.
South of 80 is where you wanna be. Gateway is nice and the town of Forney is nice enough. They are building up a lot of shopping and restaurants right now and trying to get the roads under control. We grew too quickly for infrastructure to keep up with and dealt with some corruption in the city management a few years ago that they are recovering from. Overall not a bad city to live in. I mean my husband and I grew up here and are raising our kids here so it has its merits for sure.
Currently Gateway goes to Willet Elementary, Rhea Intermediate (5-6) , Themer Middle, and Forney High. My friend left Willet after last year and really liked it. She didn’t leave for anything bad. Another friend is at Rhea this year and likes it. I haven’t heard anything bad about Themer so I’ll assume it’s okay. In its current state, I would not want my kids at Forney High. I’m hoping in the coming years they will face the music and do something, but right now it’s not a good place to be. Not terrible, especially if your student is in advanced classes, but overall it’s a no from me. Virtual is an option so your kids can still do sports and stuff. I’m not sure what grade that starts. And we should be getting a third high school within a few years which will help SO MUCH. There is a private school in town at one of the churches if you guys are interested in that route. It’s K-1 right now and adding a grade each year. Also a super homeschool friendly city.
You want to avoid all the schools north of 80. Criswell is not terrible but the north side intermediate and higher are not good. Living in north forney isn’t bad (BUT NOT WINDMILL FARMS) but I honestly much prefer south side. A little bit less people. And they just built a giant grocery store on south side and a few more restaurants so it feels like it’s own little city now.

I know most people prefer rockwall ISD. As others have mentioned though traffic crossing that bridge during work start time and end of work day is horrible fyi. They are building and improving it but I really don't think it will help much. Good bonus is rockwall actually has good food imo in downtown rockwall. I moved to in 2021 from Los Angeles area (Whittier CA) to Heath with my wife and we both have been enjoying it with no issues. (Wife is Chinese Canadian and I'm Mexican American both first generation).
But yeh if you wfh like wife and I do the traffic doesn't really end up being a problem because we never drive during those hours for the most part. It takes us 26 minutes to get to downtown Dallas from Heath and 45 mins to DFW airport.

Neither… rockwall is full of people who think they are better than you are and forney traffic is beyond insane. I have lived in both towns and couldn’t wait to get out.

Realtor here! If your only two options are Fate and Forney, I would move to Fate. If you can afford Rockwall though, I would try there first. Like the other posts have said, beware of tax rates and traffic! Traffic can be really really bad in that area! There are other great areas around Rockwall other than Fate and Forney as well.

If you move to Forney go south of 80 so your kids can go to FHS.
If you are in a higher tax bracket just stick to Rockwall.

I'm a realtor in Rockwall. Keep an eye on the tax rates of the neighborhoods you are considering. Several of the neighborhoods in Forney are in utilities districts that can be very sneaky about raising your monthly payments. This can also be the case in some of the neighborhoods in Fate.
Resell is probably going to be similar in both areas.

Oh god the Traffic into and out of Rockwall is horrible from the bridge. Beware
