Have been doing it for years. First started out for friends and family, now get all kinds of clients. Mostly for renting and loans. They pass software checks too. Don’t use them if wherever you’re applying orders direct tax returns though.

Lol 😂 No I dont do it for free unless it’s my close friends. Money is case by case. Depends on the scope of work. Paystubs are quick and easy. Bank Statements if they are 2-6 months start around $250ish. Anything above that depends on the case. The really tedious and time consuming task is editing and adding up all the transactions down to the cent so there are no discrepancies. With 6months that’s thousands of transactions.

That doesn’t work as people have specific requests for income and expenditure so whatever balances are on that template, the second a client wants a different income, all the other balances are invalid. Never mind that all the dates would be incorrect, unless I leave them empty, which then - putting in 1 thousand dates aint no fun either. Cutting corners never works.

With the use of AI nowadays I’m sure it could eventually be caught this way if several people start submitting the exact same documents just with different names and addresses. It wouldn’t happen right away but if the guy is doing it for years eventually that can get detected and screw over whoever paid him. It’s tedious work, but cutting corners is what gets people caught and there goes the business.

You can export Bank Statements to excel or csv, that's not the point. The client gives a 6 month statement of income $500 and spending $500 with different transactions. He has to change the income to $3000 and add transactions that add up to $3000. You can't just change the numbers and make one can of beer from $5 to $150...

You tally up the numbers, all of them, even the ones last month. It's crazy right! Some people do this 10 hours a day and make well under 6 figures. It's kinda annoying busy work that society relegates to the least ambitious people who can't swing a hammer but can still sit and read a screen. We call those folks bookkeepers, if they go to college for it they can be accountants. There's so goddamn many of them the pay sucks.
Making sure all the transactions on a bank statement total the balance is kinda child's play if you have even a little training and attention span like OP.

Bank statements dont list individual items and their prices, only the total from the transation. So while you cant change a beer from $5 to $150. You can change the transaction from a $5 beer to 5 cases of wine by just changing the dollar value.

There are so many programs that do this for you nowadays.. I make receipts and documents as well, started with scanning a real Walmart receipt in Adobe and matching the exact formatting and fonts and just writing the items I or my friends wanted to steal. I would go to Walmart and write down the make, model, price, and barcode numbers of whatever televisions didn’t have security tags on them. And I would make several receipts for each, with a few extra items like a soda or candy or something. And I would put the time that I planned to go there. Printed them out onto a real receipt paper roll and went and put the TVs in my cart. Went through self check out and bought the soda, pretended to scan the tv.. walked past the greeter/checker and showed my receipt and walked out the door. Have a nice day. Sold them around the holidays and then stopped. But now there are things like Expense Fast, which has a template for every store you can imagine, Lyft, Uber, etc… where you just input your info and it generates it for you.

But for a quick buck or a needed appliance even doing this once and just never going back to that specific business, they would get away with it. So anytime you need a new tv, laptop, or other appliance that costs hundreds and lasts for years their not catching you.

It’s not really. We know for sure that Walmart and other retailers have tons of cameras tracking everything going on in the store and are using AI to try to detect theft. (How reliable it is, is up for debate)
Whether or not they have an official policy of waiting until you steal a felony amount of items to prosecute you seems to be more anecdotal, but there several court cases where this seems to be true, with Walmart having video evidence of many instances of theft over a long period of time.

I did MOSTLY hit different Walmarts outside of my town and never the same one twice… but the one in my town I got too confident and was doing it almost every day… and they DID catch on. They had my image on video and one day my friend who I was also making receipts for texted me and said “DO NOT COME HERE if you were planning to…” They apprehended her and took her in the back and said we’ve been watching both of you for a while. The total we had taken amounted to over $10,000 at that point. They told her “we only want your friend, just give us her name and you can go.” But my friend wouldn’t give me up. They took the charge for what they themselves were on camera taking, and went to court and got community service. I NEVER went anywhere close to that store ever again and this was about 7 years ago. But that, ladies and gentlemen, is a true ride or die friend!

Yeah that’s exactly what happened. Except I had never tried anything like this before, so the more I got away with it the more I assumed I was getting away with it lol. I started taking 2 at a time, 55 inch smart TVs every day, just walking them out to my car. And I hit in plain sight so to speak, because if you look like you’re not doing anything wrong they usually won’t notice you. But I made “friends” with the regular workers that manned the area between the self check outs and the door, checking receipts. I struck up conversations as they looked at my receipt… and since it was the holidays my story I told them was “Yeah my non profit agency sends me here to get the gifts that we donate to families for Christmas, everyone needs TVs this year apparently!” Made a joke out of it. And so when they saw me every day “buying” more they didn’t question it. They actually would say “back for more huh? This is such a great thing that you’re doing for people!”

Thanks! It was a great run while it lasted! We were flipping TVs on several different “marketplaces” lol, 32 inches for $50 bucks, 40’s and 50s for $100, and a few 55’s and 60’s for $150. We did it between November on Black Friday up until Christmas Eve when people were looking for any kind of deal so it was easy. Thankfully no one ever caught on to the reselling part. Getting caught by my town’s police and flagged was bad enough, but if they had evidence of mass selling them I’m pretty sure those would have been more charges. But I deactivated everything and all my accounts the day they caught my friends and we knew they were on to us!

Ex-employee here. For things using the classic strip security thing like dvds have, it'll most likely go off. However, most of us are aware the thing that deactivates them is in the scanner itself. If you legitimately scan dvds with a scan gun, it'll never deactivate, and will beep anyways.
Tl;dr: yes it'll go off, no we don't care because we assume it's a false positive. That thing has a higher than 5% chance to go off from a customer just walking into the building

Whether it was the ones they wrap around the whole box or the small white strips hidden inside the box, I looked pretty well. Once in a while I did miss one, but when the alarm went off I calmly walked back in, flashed the receipt, and the employee just waved me through. the most important thing is to remove all and any metadata from your PDF. It’s better to send a file with no metadata (I add it manually afterwards though) than to send a file with metadata that a software can see is edited. Even if you use one single letter in a 20 page PDF that is a different font than the rest, something that the eye could never detect, the fonts get embedded into the data by the systems. So a software check would show that there are irregular fonts and the people would know you messed with the file even if they couldnt point out where. This way you can bypass any AI check.

That's not all they are checking for. I was a funder for years and looked at thousands of poi and can just glance at a deal and tell if it's fake. I guarantee I could look at whatever you are doing and point out a discrepancy.
I always joked that I could start a business like this with the actual verbal verifications that are done from the lender. But I'm not trying to go to prison for fraud and whatever bs charges they would put on someone doing that.

More and more lenders don’t ask for pay check stubs anymore. They verify income from 3rd party sources that an employer sends authentic information to. 99.9% of check stubs and bank statements are hack jobs. My last job was to detect POI fraud. From the thousands of fraudulent documents I examined only 2 were what I would refer to as “good.”

The easiest way is to verify employment and income from a third party service like “The Work Number.” A lot of larger companies use verification services like this and we subscribe to it. If the information on the application didn’t match what was listed on “The Work Number” for example, we would ask for proof of income. Our system would “flag” the application and we would request additional verification of the customer. If someone worked somewhere that didn’t use a third party verification we took a different path which included searching Google for the work place address to see if it was legit as well as Secretary of State business registration to name a few.

I was only stating a fact. When people are dishonest to any entity, then all of the honest people get screwed. That’s another fact. Higher interest rates etc. Lenders/financial institutions have to create some type of fund for the times when they have to come out of pocket for fraud. However, during the mortgage meltdown, the lenders were able to write off their losses and then sell off that debt to debt collectors to now come after people. So who knows!

Arrogance is claiming fake documents have a 100% success rate and touting even the OP wasn’t caught. We had numerous safeguards in place to catch these. I’d scan and upload a suspected stub and match it against thousands of known legitimate and fraudulent ones and have a “pass or fail within a fraction of a second.” Most stubs never make it past the eye test but all were verified by numerous tests. Any large(r) bank or lending institution can regularly verify POI without a stub. If you’re getting a loan from Ma and Pa XYZ business, they won’t catch it and would never care as long as payments are made. For big(ger) banks fake documents are rarely used for reasons outlined in this thread i.e verifying wages made from gig work or cash income. Instead, fake stubs are used fraudulently by people who don’t work and really have no intention of paying the loan back hence the “life hack.” Try getting a car loan or mortgage from a large lender with fake stubs and see what happens. I really don’t care if someone uses them or not. My point is and was to be careful if you choose to because the “house” has the edge.

I'm confused, every company I've worked for provides payslips that looks totally different to each other. There's no consistent standard. If it's a small company it's extremely unlikely any database would have that companies on record. And beyond that, it's very easy to make documents that look identical with numbers changed. Here in the states most large(r) companies submit payroll information to a third party which banks subscribe to. Our “system” has all of this information loaded into it so when an application comes to us the income information is scrubbed from our database. If we have a “hit” or “match” and whats listed on the application matches what the third party published, all is well. If your job is small(er) and does not submit payroll information to a third party then we roll our sleeves up and examine the check stub a myriad of ways versus other known data sets.

Craziest loan I ever sold was a 2 year adjustable, interest only for five years, with a 5 year prepayment penalty amortized over 30 years. Guy told me he wanted the sleaziest loan i could sell. In my world it came down to credit worthiness. People with scores generally above 650-700+ who had recent or open paid as agreed installment credit usually didn’t need proof of income. If we did require proof of income we would consider Uber, Lyft, or DoorDash income for example along with 3 months of earning statements.

My favorite one was falsifying a registration renewal to get my car out of the NYC Marshal’s impound lot.
Wouldnt release the car to me because the TX registration was expired, it was too far gone for me to do it online, and I couldn’t just go to Texas to renew it in person.
Fortunately my sister had to renew at that time so I had her make PDFs of every step of the process, then swapped in my vehicle’s information.
Printed that out to show them I renewed online, got the car.
Next time I was in Texas I made sure to take a high res photo of a registration sticker. After that all I had to do was update the year, print it on a color laser printer and replace the old one.

, If your grandfather gives you money, they have to sign an affidavit saying it’s a gift and not a loan. Then it can count towards the down payment. The bank looks at your down payment and sources of income. I’ve had to explain the transfer of money between accounts within the same bank because my pay goes into a checking account and then from that account, some goes to savings, other to investments/retirement accounts, and some is used to pay bills directly from the checking account. The review they do is thorough including reviews of W2, 1099s, W-4, and bank accounts along with your credit reports. If you’re able to trick an underwriter good for you. It would be a challenge. The underwriters are a pain in the butt. I can’t tell you how many hops I’ve had to jump through in the past for loans I was more than qualified to receive.

In OP's case he could arguably be charged with wire or mail fraud if he emails or sends the altered documents to his clients. He definitively could be charged with conspiracy to commit fraud which requires:

Idk if you'll see this but I used to do the same thing but different, I used to make fake insurance cards for people to be delivery drivers at my old pizza place. Would look up what a card would look like online copy it and just write a fake insurance number. The old systems didn't really check if it was real and would have to make a new one after the expiration date. It was a good way to keep long term customers by making the exp date shorter than 6 months.

You tally up the numbers, all of them, even the ones last month. It's crazy right! Some people do this 10 hours a day and make well under 6 figures. It's kinda annoying busy work that society relegates to the least ambitious people who can't swing a hammer but can still sit and read a screen. We call those folks bookkeepers, if they go to college for it they can be accountants. There's so goddamn many of them the pay sucks.

A printed bank statement proves your income as much as a napkin with "trus me, i haz all the moneez" scrawled on it in crayon.
Tbh you should edit all your documents you give to real estate agents just to prevent identity theft. They keep all that stuff on file carefully protected by "Password12345"

Umm, depending on whether it has a chain or not country wide, I personally won’t do it. And there is nothing high tech when it comes to the gym part. It simply takes editing the lease and showing you are moving more than 20ish miles away, which is enough for gym to break your contract without penalties.
